Job Overview

The Specialist Building Automation Lead will oversee and lead the work of entry/journey level Building Automation Systems Specialist and assigned staff. This incumbent will also participate in the repair, maintenance, inspection, and installation of building automation systems.

Position Description

Essential Duties and Responsibilities

Operational

  • Participate in maintenance, repair, and installation of building automation systems as well as using mathematical computations
  • Perform preventive and corrective maintenance of apparatus and peripheral equipment including sensing device, controller, and controlled device
  • Service control valves, damper and actuators, temperature and humidity sensors, air flow and carbon dioxide sensors, controller diagnostics, installation, and commissioning
  • Handle and/or assign emergency service calls as directed during the day and after hours

Leadership Administrative

  • Establish, assign, and adjust work methods and procedures to meet schedules using knowledge of capacities and capabilities of personnel and equipment
  • Inspect work in progress to insure its completion within allotted time limits and for acceptable quality standards
  • Prepare estimates of proposed job costs to insure the most effective utilization of personnel and equipment as directed by supervisor
  • Initiate measures to improve methods, equipment performance, and quality of work
  • Plan and layout work, and estimate time and materials needed
  • Keep records and prepare detailed reports

Interpersonal Communication

  • Work with campus building occupants and leadership, contractors, and consultants ensuring high levels of customer service
  • Promote, build and maintain good relations with building and campus leadership
  • Keep supervisor informed of campus/building needs, system status and actual or potential problems

Supervisory Responsibilities

  • Supervise one or more employees at a time
  • Coordinate the activities of BAS employees
  • Train and instruct employees in new methods or procedures and remains alert for opportunities to effectively decrease costs

Qualification Requirements

  • High School Diploma or GED required
  • Associate's Degree in HVAC and Refrigeration preferred
  • Valid Texas Drivers License required
  • Minimum of 5 years Controls/building automation systems experience, which includes one year of lead experience OR four years of controls/building automation systems experience, which includes one year of lead experience AND completion of a related technical training program equivalent to one year
  • Knowledge of supervisory principles and practices as well as instrumentation and calibration techniques
  • Thorough knowledge of federal, state and local codes and regulations relevant to HVAC systems, and their management and operation
  • Highly skilled in the use of personal computers utilizing specialized environmental control systems, as well as common word processing, spreadsheets, and database applications, HVAC related hand tools and calibration/testing equipment
  • Strong verbal and written communication and the ability to read, speak and understand English
  • Ability to analyze complex control sequences and resulting operations, and to develop innovations that solve difficult technical problems including re-programming of HVAC controls
  • Ability to read and interpret blueprints, plans, design specifications, diagrams, schematics, manufacturers’ manuals, flow charts, schematic and ladder diagrams, and control sequences that may also involve various software languages and formats
  • Ability to modify performance and operation of component parts and circuitry to specifications, using test equipment and precision instruments to include sequence, PID loops, and base programming
  • Ability to acquire, through training and on the job experience, specialized knowledge in rapidly changing technology and applications

The position requires occasional walking, standing, sitting, bending, stooping, kneeling, crouching, crawling, and lifting/carrying work related items weighing less than 40 pounds, such as books, papers and presentation materials. The employee is regularly required to use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; and talk or hear. Specific vision abilities required by this job include close vision, color vision, and the ability to adjust focus. Attendance at conferences and professional development is required. Work involves everyday risks and discomforts which require normal safety precautions when operating equipment or performing job duties. May work prolonged or irregular hours and must be able to maintain emotional control under stress.

Additional Information

  • Work requires sufficient strength, agility, dexterity, and hand-eye-foot coordination to perform all essential tasks, including operating and using all tools, equipment and vehicles; lifting and carrying objects weighing up to 50, pounds; walking, standing, stooping, bending, kneeling, and working in tiring and uncomfortable positions for extended periods of time; climbing and working from ladders up to 25 feet high. Work is performed both inside and outside school district building and facilities, and often requires working unusual hours and may be designated for 24 hour on-call. Employee is exposed to a wide range of climatic conditions, dust, flammable or toxic chemicals, and loud noise. Employee is also exposed to potential electrical shock and other physical hazards when working on electronic components and systems, operating tools and equipment, and working in high places or cramped spaces. Work requires vision necessary to determine color differences. Employee is required to wear and use safety clothing and equipment and to comply with safety policies and procedures. Must be able to handle stressful situations as necessary.
