We are looking for a Community Manager to lead, direct and control all facets of the community to ensure quality services and a high degree of customer satisfaction within budgetary guidelines. The goal is to maximize asset value, customer satisfaction and revenue. We need individuals with strong organizational and innovative skills who can manage multiple tasks at once by juggling competing priorities. The candidate must be willing to work with growth of the company and be flexible with change in processes and daily routine

Essential Duties & Responsibilities

General Duties

  • Manage hiring, PTO, timesheets, training, development of community staff
  • Decision maker for any resident services issues for your community
  • Maintain positive working relationships with residents, roommates, and guarantors by addressing all inquiries with care and kindness
  • Ensure continuous communication throughout the tenancy lifecycle
  • Assist in monitoring leasing liabilities, lease breaks, pre-leasing, and marketing
  • Monitor, review, solicit, and respond to all positive and negative online reviews
  • Identify opportunities for innovation/efficiency and problem solve pressure points

Delinquency Management & Evictions

  • Pull delinquency reports daily to monitor, analyze and resolve unpaid balances
  • Communicate with residents regarding delinquency
  • Manage 10-day notices with Asset Manager and attorney
  • Update Asset Manager on updates or attempted resident payments
  • Ensure unit is marketed during the process and unit turnover is scheduled

Work Order (WO) Management

  • Manage all WO in a timely, professional manner to company standards
  • Communicate with all residents when WO is assigned, updated, and completed
  • Identify consistent/recurring issues and work towards a permanent solution
  • Notify Asset Manager immediately when any liability issues are identified
  • Understand general skills and availability and usage of vendors and techs
  • Conduct invoice approvals on a daily basis and monitor budget

Move-Out Responsibilities

  • Perform pre-inspections, turnover inspections, assign work as appropriate
  • Schedule turnover vendors and maintenance technicians
  • Perform security deposit accounting within the legal timeline
  • Handle security deposit disputes

Physical Property Responsibilities

  • Conduct mid-year inspections when applicable
  • Walk properties daily and complete property walk checklist
  • Identify property improvement ideas and mitigate liabilities

Leasing and Marketing

  • Develop and implement strategies to attract new residents and renewals.
  • Manage brand via special events, amenity creation, and local partnerships
  • Make sure the community has signs visible for leasing

Performance and KPI’s

  • Monitor automated communication stats throughout the resident life cycle
  • Participate in budget development and variance analysis
  • Responsible for sending weekly scorecard reports to Asset Manager
  • Provide the asset manager in-depth weekly reporting for unpaid balances

Basic Requirements and Work Experience

  • Must be authorized to work in the United States for any employer.
  • High School Diploma or equivalent is required. Associates Degree or above is preferred.
  • Minimum of 2 years experience in a community manager or similar role.
  • Must have proven leasing and operational leadership experience
  • Strong time management skills with an ability to multitask.
  • Strong written and verbal communication skills.
  • Computer Proficiency and experience with Yardi Software strongly preferred.

Physical Requirements

  • Ability to stand, sit and walk for extended periods of time
  • Ability to lift 25 pounds occasionally
  • May require driving between company locations

Compensation and Benefits

Competitive Salary in the range of $70,000-$75,000 per year plus quarterly bonus potential
