What are the responsibilities and job description for the Tenant Account Specialist position at Gemstone Communities?
The Tenant Account Specialist (TAS) position is a critical role at Gemstone Communities (Company). The Company depends on the TAS to ensure that it is correctly billing and collecting its monthly revenue and responsible for overseeing tenant account charges by making corrections and managing resident move in’s and move outs.
Responsibilities:
- Review move in and sale packets, ensuring paperwork is completed correctly
- Proactively track down and manage any missing documentation
- Coordinate with Operations and Sales to ensure timely close
- Set up new tenant accounts confirming the accuracy of charges, deposits, rent prorations, and personal information
- Verify, authorize, and document corrections on tenant accounts
- Manage monthly electronic payments, collect tenant payments over the phone and assist tenants in setting up their online accounts
- Make remote deposits
- Send mass tenant correspondence relating to rent increases as needed
- Research/dispute tenant chargeback payments
- Analyze utility income and update billing rates in accordance with local municipalities
- Point of contact for 3rd party collections agencies – send required information for collections reporting
- Assist Property Accountants with bank reconciliation questions relating to tenant payments
- Manage automation schedules for A/R operations
- Review Aged Receivables, Delinquency, and Income Reporting to ensure accuracy of postings
- Perform other duties as assigned
Qualifications:
- 3-5 years in accounts receivable role/closing experience
- Meticulously organized with close attention to detail
- Deadline driven
- Proactive and able to work in a fast-paced environment
- Ability to follow instruction and quickly pick up new process and tasks
- Excellent verbal skills and ability to interact appropriately with tenants
- General computer skills, including Microsoft Office, email, Rent Manager (preferred)
- Team centered attitude and ability to problem-solve with others
Job Type: Full-time
Pay: $50,000.00 - $55,000.00 per year
