We are seeking a dynamic Leasing Consultant to lease for a large student property in Denton, Texas. The Leasing Consultant will be responsible for leasing apartments, attracting prospective residents, showcasing available units, and ensuring a seamless leasing process. This role requires exceptional customer service skills, leasing or sales experience, and a general understanding of the student housing market. $500 signing bonus. Responsibilities: 1. Leasing and Customer Service: - Greet prospective residents and provide them with information about available units, amenities, and leasing terms. - Conduct property tours, highlighting the features and benefits of the student property. - Respond to leasing inquiries via phone, email, and in-person promptly and professionally. - Build rapport with prospective residents, answering their questions and addressing any concerns. - Utilize Entrata property management software to maintain accurate and up-to-date leasing records. 2. Marketing and Promotion: - Assist in developing and implementing marketing strategies to attract prospective residents, utilizing various channels such as online listings, social media, and local advertising. - Participate in all leasing events and promotions to generate interest and increase occupancy rates. - Stay updated on market trends and competitor activities to provide insights and recommendations for improved leasing strategies. 3. Applicant Screening and Lease Administration: - Assist prospective residents with completing lease applications, ensuring all necessary information is collected accurately. - Conduct background checks, credit checks, and rental history verifications on prospective residents. - Coordinate lease signings and move-in procedures, ensuring a smooth transition for new residents. - Explain leasing terms, policies, and procedures to prospective residents, ensuring their understanding and compliance. 4. Resident Relations: - Provide exceptional customer service to current residents, addressing their needs and concerns in a timely and professional manner. - Assist residents with lease renewals and lease transfers, ensuring a seamless process. - Collaborate with maintenance and property management teams to ensure prompt resolution of resident issues. - Assist in organizing and participating in resident events and initiatives to foster a sense of community and enhance resident satisfaction. 5. Market Research and Reporting: - Stay informed about the student housing market trends, competitor activities, and rental rates in the area. - Maintain accurate and up-to-date records of leasing activities, including leads, conversions, and occupancy rates. - Generate regular reports on leasing performance and present findings to the management team. - Shop all comps at least two times per year. - Attend Resident Functions and Housing Events. 6. Other - Assist with other projects requested by Leasing Manager. Qualifications: -High school diploma or equivalent; a college degree is preferred. - Proven experience Leasing or similar role in student housing or multifamily residential properties. - Knowledge of leasing procedures, fair housing laws, and property management software. - Understanding of the student housing market and trends. - Excellent communication and interpersonal skills to build rapport with prospective residents and current residents. - Exceptional organizational and time management skills to handle multiple tasks and priorities. - Proficiency in computer systems and property management software. - Valid driver's license, auto insurance, and reliable transportation required.
