We are currently in search of a passionate and committed Leasing Specialist to become an integral part of our team. Collaborating closely with the Property Manager, the Leasing Specialist will play a pivotal role in overseeing the day-to-day leasing operations of the community.
The ideal candidate will be tasked with achieving leasing objectives as outlined by senior management, while also contributing to the upkeep of the communities.
Responsibilities
- Establish trust by creating a connection with prospective residents – take time to understand their preferences and be sure to genuine excitement for them!
- Ensure all prospective residents feel at home from the moment they arrive by creating a warm, welcoming environment and addressing them by name
- Guide tours with confidence and efficiency – provide insight into our lifestyle brand, resident events, and amenities
- Maximize the use of our software systems, Knock and Yardi, to respond to new leads in a timely manner; convert leads to opportunities; execute and record all tasks and follow-up efforts; negotiate leasing terms, guide application process within appropriate time frames, and processes application requirements:
- Lease documents
- Screenings
- Credit checks
- Application fees and other chargers
- Provide excellent administrative support including processing new applications and lease renewals, preparing renewal letters, maintaining a monthly renewal log to closely monitor occupancy, and organizing and maintaining resident files per company procedure.
- Build and maintain rapport with existing tenants to provide personalized, white glove service
- Handling the collection of rent payments, security deposits and application fees
- Review ILS sites and website for listing accuracy
- Run daily reporting, such as availability, to ensure an accurate up-to-date status of all units; provide status reports on a weekly basis
- Handle signing of leases, walking apartments for move-ins and show-able units.
- Assist new residents during the move-in process – explain lease agreement, community rules, location of amenities, and a walk through of their new home at time of moving in.
- Maintain awareness of local market conditions and trends, including but not limited to market data analysis, leasing rates, marketing strategy and leasing velocity
- Work in collaboration with the property management team to ensure an exceptional and unrivaled customer experience overall for all prospects and residents; relay all feedback to ensure resident satisfaction is being maintained and/or improved. Assist Property Manager in developing and implementing effective marketing goals to increase traffic and leads, and innovative strategies that build positive buzz and key connections with current residents and prospects.
- Regularly conduct building and unit walkthroughs to ensure the upkeep of all spaces; provide any necessary feedback to the property management and maintenance departments (Oversee community facilities such as mailrooms, fitness centers and laundry rooms)
- Assist with general office duties as needed associated with the Leasing Team
- Meet the Leasing KPIs
Requirements
- Highly motivated, self-driven team player
- NJ Licensed Real Estate Salesperson (Required)
- High School / GED education required.
- Spanish language is required
- Sales skills (e.g., asking open questions, understanding needs, overcoming objections, negotiating)
- Clear, concise, organized, effective communication skills and outstanding customer service skills
- Proactive self-starter
- Able to multitask in fast-paced environment
- Suggested proficiency in CRM software: Knock CRM Yardi Voyager RentCafe CRM Google G-Suite
- Required computer proficiency and knowledge of using Gmail and internet search and Google Sheet updates.
- Attention to detail and time management skills with a collaborative, team minded focus
- Bilingual a plus.
- Min 1-3 years of experience working as a leasing agent, and/or Real Estate sales experience, preferred experience in a luxury multifamily apartment community.
- In-depth understanding of the real estate industry including laws, policies and best practices
- Ability to work within a team.
- Must be familiar with Fair Housing, ADA, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
- Must be available for weekend inspections and showings, and weekday evening resident meetings, as necessary.
- Lease-up experience required.
- Ability to drive a motor vehicle between locations when required

Salary: $50,000 - $60,000 base salary (depending on leasing experience) $300.00/ unit leased
Hours: Full-Time with flexibility to change schedule (must be able to work during the weekends)
