While community needs may have shifted over the years, our services are still rooted in the founding belief that through their influence and resources, community members have the capacity to empower their neighbors while also enriching their own lives.Job Summary: Responsible for all maintenance and facilities-related issues at 80 Pitt Street (The Rose Center) and 175 Delancey (Essex Crossing) including supervision of maintenance and security staff and providing additional facilities and maintenance support for other GSS facilities in the LES as-needed.PRE-EMPLOYMENT REQUIREMENTS:Candidate must successfully complete the following: NYSDOH Fingerprinting Screening, NYS Clearance Review Background Check, SEL, 3 Reference Checks, Physical w/updated TB testESSENTIAL DUTIES AND RESPONSIBILITIES:Oversee all cleaning and maintenance operations for two busy work sitesSupervises maintenance and security staff; provides daily supervision and coordinates work schedulesParticipates in cleaning activities as program schedule dictatesResponsible for hiring, termination, and progressive discipline of maintenance and security staffPerforms minor repairs related to building systems including plumbing, locks, boiler room, painting, electrical, plastering, etc. Purchases maintenance supplies and oversee all inventoryLiaises with GSS and NYCHA/Gompers maintenance department and the Essex Crossing Management Team as neededNegotiates contract terms and agreements with maintenance contractors and others as appropriateResponsible for recycling and trash programs in compliance with NYC requirementsResponsible for preventive maintenance of building systems and facility furniture, fixtures, and equipmentSchedules and coordinates regular exterminator visitsCoordinates and monitors inspections for NYC Fire Department, Department of Health, NYCHA, NYCDOB, fire suppression (kitchen), fire extinguishers, sprinkler systems, fire alarm and burglar alarm. Conducts and logs monthly fire and other emergency drillsAssist with the coordination of space rentals, and the set up and tear down of internal events as assignedManages, coordinates, uploads, and codes payments of appropriate vendorsOversee the repair, inspection, and maintenance of the GSS shuttle vansProvides maintenance support to all GSS off-site programsOn-call and available for 24-hour emergenciesAttend staff and manager meetings as requiredOther duties and projects assignedEDUCATION, EXPERIENCE, AND SKILL REQUIREMENTS:High school diploma or equivalentCertification of Fitness required: (F01), (S95)Certification of Fitness recommended: (F03) and (W07)At least three years of experience managing maintenance staff and contractorsExpert knowledge of HVAC, boiler, electrical, and plumbing systemsExpert knowledge of floor care, painting, and furniture and shelving installationAbility to operate all standard maintenance equipment and tools and perform minor repairsUnderstanding of technology and security infrastructure including cabling, security cameras, door access, etc.Understanding of safety and security best practicesUnderstanding of NYC fire and building codeNYC Fire Department licenses for conducting fire drills, maintaining and operating fire alarm and sprinkler systems.
