POSITION DESCRIPTION

Job Title: Commercial Superintendent

Reports to: VP Commercial; Project Mgr Division: OTC

Classification: Regular Full Time FLSA Status: Exempt

POSITION SUMMARY:

Construction Superintendent must possess extensive knowledge of all phases of commercial construction. This position will have a strong focus on Multi-Family Housing.
Construction Superintendent manages a team of construction workers, creating schedules and planning all aspects of the construction project, both technical and practical.
Responsible for overseeing the entire project and ensuring it does not hit any issues or delays. If any problems do arise, must have the critical thinking and decision making abilities to resolve it quickly, effectively and creatively to stay on the projected schedule

DUTIES AND RESPONSIBILITIES:

▪ Plan and review the project specifications and prints; perform material takeoffs

▪ Coordinate scheduling of subcontractors, inspectors and vendors to complete each project on time

▪ Monitor work and materials to ensure quality control standards are met at various stages of the project

▪ Communicate with the project team and support each subcontractor to execute his job duties effectively and efficiently

▪ Perform inspections or schedule inspectors to meet the varying safety and compliance regulations of each job location

▪ Maintain a written daily log of visitors, job actions performed, materials expended, and problems resolved on the job site

▪ Identify and resolve problems and conflicts, organize meetings as necessary to keep project on track

▪ Keep Project Manager informed as to changes made in the field, so that such changes may be covered by general contract change orders and subcontract change orders

▪ Inspect all work, verify and authorize subcontractor payments per work order

▪ Set an example in keeping the job seat organized and clean, including meeting standards for safety, waste disposal and environmental protection
▪ Schedule and conduct “punch list” walkthrough with Project Manager and others as required.

▪ Perform other duties as assigned and directed by senior GDC & OTC management

EDUCATION/ EXPERIENCE REQUIREMENTS:

Minimum: High School diploma or equivalent with three plus years of Commercial Superintendent
Experience or equivalent in a supervisory role

Preferred: Construction Management degree and five plus years as a Commercial Superintendent

▪ Active Learning -- Understanding the implications of new information for both current and future problem-solving and decision-making.

▪ Performing Administrative Activities -- Performing day-to-day administrative tasks such as maintaining information files and processing paperwork. Monitoring and controlling resources.

▪ Computer comprehension—Knowledge and ability to work with Microsoft Office programs

▪ Communicating with Supervisors, Peers, and Subordinates -- Providing information to supervisors, co-workers, and subordinates.

▪ Establishing and Maintaining Interpersonal Relationships -- Developing constructive and cooperative working relationships with others, and maintaining them over time.

▪ Confidential --Handle confidential and non-routine information privately and with discretion.
