Position Summary
The Sr. Title Specialist is responsible for training new hires, screening team questions, managing escalations and assisting with reporting for Title Processing and Title Curative. This position also obtains and researches necessary documentation such as public title records, tax certifications, examine and verify accuracy of vesting, legal descriptions, liens and judgments to ensure filing is compliant with local, State, and federal regulations. Prepare and deliver all required title documents to client according to the client’s service level agreement.

Prepare and deliver all required title documents to client according to the client’s service level agreement.
Essential Functions & Responsibilities
- Deliver comprehensive training and support to new hires to ensure they understand policies, procedures and job specific skills to ensure smooth onboarding experience and maximize productivity.
- Acts as a liaison between Company and client, searchers, Underwriters, lienholders and borrowers.
- Review search materials for vesting, legal description, lien and judgment requirements and other exceptions to be satisfied.
- Works with team members to prepare and QC title commitments and property reports to be delivered to customers.
- Monitors workloads closely with management and assigns files to team to be worked accordingly.
- Make changes to commitments upon request.
- Work with underwriting to clear complex issues.
- Assists with tax estimates and review, subordinations, UCCs, payoffs, HOA items, and other title matters as needed.
- Review and monitors deed requests from clients and obtain appropriate documentation to support and fulfill request in compliance with State guidelines.
- Manage escalations in accordance with the supervisor/manager’s direction.
- Assist managers or supervisors with reports or projects as needed
- Effectively communicate with internal staff and external customers
- Prepares Conditional CTC form and delivers all title materials to the client (Commitment/CPL/Wire/Tax Cert)
- Prepare and maintain shared training library for Title Processing and Title Curative teams.
- Maintain current, relevant knowledge of State specific regulations, rules and requirements through training materials provided by Underwriters and management.
