POSITION SUMMARY

GY Properties is seeking a detail-oriented and results-driven Residential Business Manager to oversee compliance and operational activities across one or more residential properties in the Philadelphia area. This role is essential for ensuring that property/-ies adhere to company policies, local regulations, and industry standards while maintaining excellent tenant relations. This full-time role is initially slated to last 2-3 months, with possibility of extension or transfer within the portfolio.

PRIMARY RESPONSIBILITIES

Collections:

- Manage the rent collection process, ensuring timely payment from residents.
- Develop and implement effective strategies to minimize late payments and delinquencies.
- Maintain accurate financial records and reports on collections.

Diversion Programs:

- Implement and manage diversion programs aimed at reducing eviction rates.
- Collaborate with local organizations and resources to provide support for tenants in need.
- Track and report on the effectiveness of diversion initiatives.

Evictions:

- Oversee the eviction process in compliance with local laws and regulations.
- Prepare necessary documentation and represent the properties in court as needed.
- Work with legal counsel to ensure proper procedures are followed.

Insurance Auditing:

- Conduct regular audits of property insurance policies to ensure compliance and adequate coverage.
- Liaise with insurance providers to address any discrepancies or updates required.
- Maintain comprehensive records of insurance documentation and claims.

Renewals:

- Manage lease renewal processes for all properties, ensuring timely communication with tenants.
- Negotiate lease terms and ensure compliance with company policies and regulations.
- Monitor market trends to make informed recommendations for rental pricing.

Security Deposit Disposition Notices:

- Oversee the processing of security deposit disposition notices in accordance with state laws.
- Communicate with tenants regarding the status of their security deposits and any deductions.
- Maintain accurate records related to security deposits for auditing purposes.

Surveys:

- Develop and distribute tenant satisfaction surveys to gather feedback on property management and resident experience.
- Analyze survey results and implement improvements based on tenant feedback.
- Regularly report on tenant satisfaction metrics to senior management.

ADDITIONAL RESPONSIBILITIES

  • Compliance Oversight: Ensure all properties are in compliance with local, state, and federal regulations, including health and safety codes.
  • Staff Management: Supervise on-site property staff and provide training and support to ensure effective operations.
  • Financial Reporting: Prepare and present regular financial and operational reports to senior management, highlighting trends and areas for improvement.
  • Tenant Relations: Foster positive relationships with residents, addressing concerns promptly and professionally.
  • Emergency Response: Develop and implement emergency preparedness plans for all properties.

MINIMUM REQUIREMENTS

  • Adherence to the company's mission and values in all aspects of the job.
  • Bachelor’s degree in Business Administration, Property Management, or a related field preferred.
  • Minimum of 3-5 years of experience in property management or a related role.
  • Strong understanding of residential property laws and regulations.
  • Proficient in property management software and Microsoft Office Suite.
  • Excellent time management skills and ability to multi-task and prioritize work.
  • Attention to detail and problem-solving skills.
  • Excellent communication and interpersonal skills, with the highest level of integrity.
  • Strong organizational and planning skills in a fast-paced environment.
  • A creative mind with an ability to suggest improvements.
  • Highly motivated with a strong desire and ability to learn quickly.
  • Responsive and open to feedback and growth.

SALARY AND BENEFITS

The compensation for this position ranges from $48,000-56,000 commensurate with qualifications and experience. This full-time position is considered exempt from overtime pay under the federal and state wage and hour laws. GY Properties offers a highly competitive compensation package that includes medical, dental and vision insurance, 401(k) retirement plan with company matching, vacation and paid time off, an employee referral program, complementary employee parking, and opportunities for continuing education and training.

GY Properties currently requires the COVID-19 vaccination for all employees, other than those with religious or medical exemptions. This is a full-time in-office position.
