Maintenance Job Description/Duties
General Maintenance Responsibilities
- Respond to emergency calls in an expedient manner
- Keep inventory of supplies, advise manager of necessary expenditures
- Maintain and secure company tools and equipment
- Complete any task assigned by the manager
- Be “on-call” for emergencies nights and weekends
- Keep the maintenance shop in a neat, organized manner
- Purchase only those items necessary for the current month and within the monthly budgeted amount
- Install banners, flags, or other advertising material as needed
- Maintain ponds and fountains
- Water flowerbeds and pots as needed
- Conduct pre-inspections of apartments on notice to vacate
- Assist Manager with distributing notices as needed
- Observe and notify manager of suspicious individuals/activity or stray animals on the property
- Monitor fencing on property and maintain as needed
- Monitor and repair sprinkler system as needed
- Apply absorbent material to oil/grease-soaked areas in the parking lots
- Report any on-call emergencies responded to overnight to the manager
- “Shop” for the best price for replacement items
- Follow up on parts back-ordered
- Change the furnace filter in every apartment at turnover and bi-annual inspections
- Complete the Summerization and Winterization of the property per guidelines as established by the Company
- Additional tasks as asked
