What are the responsibilities and job description for the Division Marketing Specialist position at Highwoods Properties?

SUMMARY                          

Champion local marketing programs and initiatives, primarily in support of leasing efforts, while keeping a keen eye on maintaining Highwoods brand standards.

 

WORK PERFORMED        

  • Coordinate overall marketing for the division and drive the day-to-day implementation.
  • Coordinate creatively with the corporate marketing team or 3rd party vendor to create marketing materials, including flyers, eblasts, virtual staging, photography, videos, vacant suite marketing, and social media.
  • Maintain accuracy of all HIW inventory on all listing services and marketing materials (flyers, eblast campaigns, floor plan updates, stacking plan updates, Costar, Loopnet, etc.)
  • Prepare annual marketing budget and reconcile monthly
  • Achieve detailed familiarity with all properties and suites within the division
  • Update market research data, including competitive sets
  • Proposal template design and drafting proposals with direction from the leasing team
  • Utilize Adobe Creative Suite (InDesign, Photoshop, etc.) to satisfy leasing collateral and other needs based on approved design templates, as well as creating original designs for special projects
  • Manage ongoing email campaign strategy and communicate same/work with Corporate Digital Marketing Coordinator for successful implementation
  • Oversee promotional item buys (through corporate-approved resource) and inventory for Atlanta (Includes employee, broker, customer, and other gifts)
  • Track set up and management of vacant spaces and assist with setup in accordance with HIW standards
  • Maintain customer, broker, and asset database information for a website, using the Salesforce system (List Master); identify e-marketing and direct response initiatives
  • Plan/coordinate broker and customer events and Atlanta office social events
  • Coordination with PMs and Experience Officer with #BetterTogether events and being a liaison to coordinate experiences for customers
  • Develop and maintain a comprehensive “Featured Property” guidebook for analyst presentations and tours
  • Manage the updates to property pages on the HIW website regarding available space, portfolio changes, updated photos, and floorplans as needed
  • Track and report on local marketing program status and ROI
  • Identify local partnership marketing efforts and external marketing opportunities that leverage our assets
  • Special projects as assigned

 

REQUIREMENTS

  • Self-starter creative thinker with problem-solving capabilities
  • Well-organized and detail-oriented
  • Excellent written and verbal communication skills
  • Team player with the ability to work independently and manage priorities
  • Versatile/flexible with the ability and willingness to take on responsibilities, tasks, and requests
  • Strong interpersonal skills and customer service-oriented
  • Strong computer skills

 

EDUCATION/EXPERIENCE

  • Bachelor’s degree or business equivalent required
  • Proficiency with Creative Suite publishing programs (InDesign, Photoshop, and Illustrator) in addition to PowerPoint, Word, and Excel
  • Proficient in Social Media Marketing, including LinkedIn, Instagram, etc.
  • Experience working in commercial real estate (a plus but not required)
  • Real estate license (a plus but not required)

Work is of a general office nature; while performing the duties of this job, the employee is regularly required to talk, hear, and see; required to use arms and hands to reach and handle; typing on computer keyboard and using phone required. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.  The employee may occasionally need to climb, balance, stoop, kneel, or crouch; and lift and/or move up to 10 pounds.
