POSITION SUMMARY:
HRI Management, LLC, (HRIM) is a New Orleans, LA based multi-family management company that manages over 5,000 units, 5 states, 11 cities, 61 communities offering affordable, moderate, mixed-income, and market rate housing. HRIM provides in-house property management to its affiliated partners at HRI Communities, HRI Properties as well as third-party property owners.
HRIM is seeking a property manager to join our team as we prepare for the May 2024 opening of the Woodring Apartments in Downtown Lake Charles. The Woodring Apartments will offer 110 units of high quality, work force and market rate unit to the market. The Woodring Apartments will be HRI Communities and HRI Management’s first of several multi-family in Lake Charles and are looking for experienced team members to join us as we grow!
We are seeking a multi-family experienced and talented Property Manager. In this integral role, you will report to a Regional Supervisor and also have regular interactions with various department heads at HRIM. As property manager, you will be responsible for ensuring the efficient operations of the property. Key areas include unit reporting, rent reporting, collections, and other supportive management functions. This position also assists with leasing, resident services, cultivating positive resident relations, and resident retention.
ESSENTIAL FUNCTIONS:
- Schedule, supervise, and direct the daily activities of all on-site staff
- Prioritize and assign service requests, make-ready priorities, and repair projects
- Conduct training, coaching, and disciplinary action, as needed, per standards of HRIM
- Complete performance appraisals as scheduled
- Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among staff members
- Achieve property-level budget goals as it relates to occupancy, expenses, NCF, etc.
- Review monthly income and expense reports and reports on any variance from the budget
- Assist maintenance staff in negotiating supplies and services with vendors and contractors to achieve the most competitive prices for the property
- Prepare and submit weekly and monthly reporting as required for the property
- Control and maintain petty cash funds
- Adhere to management company personnel and operations policy and procedures and compliance with company standards
- Stay abreast of current policies and guidelines, maintain policy manual as changes are updated, and review and monitor policies with employees to ensure compliance
- Maintain resident relations and resolve residents’ concerns in a professional, timely manner
- Ensure late notices are delivered to the appropriate resident; prepare legal action for eviction when necessary
- Complete proper move-in/move-out functions in Yardi
- Provide effective marketing and communications, including advising management of pertinent issues as related to the community, market, or other respective issues
- Ensure that all property website advertising and information is accurate and up to date
- Responsible for daily property walk-throughs to ensure the building and grounds are well-maintained
- Plan, promote, and implement an effective Resident Retention program
- Notify residents of upcoming community activities, regular resident recognition, follow-up on service requests, and continual promotion of resident services
- Perform annual inspections of each unit
- Perform other duties as assigned
POSITION REQUIREMENTS:
- 5 years of multi-family property management experience required
- Mixed-income or tax credit/LIHTC housing experience preferred
- Experience with local and state housing agencies preferred
- Yardi software and Microsoft Excel experience preferred
- Prior experience opening/leasing up a new multi-family property is preferred
