Maintenance Mechanic I
Reports To: Director of Maintenance
Position Summary:
Performs skilled journeyman level maintenance work. Will be certified in one or more of the trades classifications but will perform a wide range of maintenance related tasks outside their primary area of certification.
Salary Range: $20.00HR
Pay Grade: 5
Key Responsibilities:
· Practice safety precautions and is safety conscious at all times.
· Performs required planned and corrective (repair) maintenance to building surfaces, fixtures, systems and equipment.
· Performs equipment planned maintenance tasks such as: checking for proper equipment operation; lubricating bearings, changing air filters, and changing heat exchanger and condenser coils.
· Performs electrical and plumbing systems planned maintenance tasks such as: inspecting plumbing fixtures for leaks and repairs, checking drain lines to insure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets and conducting ground fault detection tests, as well as, panel boxes and meters.
· Performs such mechanical tasks as repairing and/or replacing space temperature and HVAC equipment controls.
· Performs such carpentry work as: hanging doors and installing windows, replacing/repairing door and window hardware, installing and/or repairing cabinets and handrails; repairing roofs, gutters and down spout; replacing floor tiles and repairing carpet; and patching sheetrock walls and ceilings.
· Performs such masonry work as: patching cracked concrete, replacing broken masonry brick and ceramic tiles, regrouting ceramic tile and sealing concrete and exterior brick walls.
· Performs such sheetrock repair as: mixing drywall mud, installing and repairing drywall; blends and feathers edges to match surrounding surfaces.
· Performs such painting tasks as: preparing surfaces for painting by patching plaster holes, sanding, scraping or masking; painting with brushes, rollers or sprayers; performing touch-up painting after work in an area; spot painting metal surfaces for corrosion control, etc.
· Performs such plumbing tasks as: repairing faucet washers, seats, stems, spigots and hardware; resetting commodes, tubs and sinks; repairing water leaks, replacing and/or repairing flush valves or flush tank hardware; and clearing clogged drains and soil lines.
· Installs and repairs refrigerators, ranges (gas and electric), hot water heaters and furnace/AC units.
· Performs necessary manual labor to keep housing developments in a decent, safe and sanitary condition.
· Performs specific grounds care tasks in accordance with established procedures. The tasks include, but are not limited to: trimming, edging, pruning, fertilizing, watering, reseeding; applying: fungicides, herbicides, insecticides and sterilants; sweeping walks and drives; patching parking lots and drives; repairing signs; removing snow, spreading sand and/or ice-melt, etc.
· Operates and maintains powered grounds care equipment such as tractor, trimmers, vacuums, blowers, sprayers, spreaders and chain saws
· Uses and maintains non-powered grounds care equipment such as shovels, axes, hoes, wheelbarrows, saws, trimmers and hedge clippers.
· Reports to immediate supervisor any items requiring maintenance as well as any unusual or unsafe conditions.
· Utilizes a wide range of powered and non-powered hand tools such as dills, sanders, sewage line cleaners, saws, hammers, pliers, screwdrivers, wrenches, oilers and volt ohm-amp meters.
· Troubleshoots maintenance problems using appropriate testing equipment.
· Makes all installations and repairs in accordance with local, state and national codes.
· Dress for multiple types of work in various types of weather.
Related Duties:
· Performs miscellaneous maintenance related tasks for a variety of situations as directed by immediate supervisor such as: servicing and/or repairing cleaning equipment; servicing and/or repairing vehicles; and repairing work tools and equipment.
· Plans, lays-out, coordinates and directs other maintenance personnel as assigned.
· Participates in off-shift and weekend emergency maintenance coverage as scheduled.
· Performs other reasonably related duties as assigned by the Maintenance Supervisor.
Knowledge, Skills and Abilities:
· Knowledge of the principles, practices, tools and materials used in one or more building trades (i.e. carpentry, plumbing, painting, masonry, heating or electrical trades).
· Knowledge of occupational hazards and necessary safety precautions applicable to building maintenance work.
· Skilled in the use and care of common hand tools required in building and equipment maintenance and construction work.
· Ability to perform maintenance and repairs in one or more trades.
· Ability to follow oral and written instructions.
· Ability to perform tasks requiring moderately heavy manual work, with repetitive lifting and moving objects up to 75 pounds.
· Ability to establish and maintain effective working relationships with other employees, residents and the general public.
· Ability to assign duties and supervise subordinate employees if assigned.
· Ability to read and interpret blueprints and building specifications.
· Ability to make water distribution system repairs.
· Basic knowledge of cathodic protection systems.
· Ability to read and interpret electric meters.
· Ability to work with a variety of people, often under stressful conditions.
· Basic computer skills or ability to attain skills on the job.
Minimum Qualifications:
· Preferably graduation from a standard high school or G.E.D. certification.
· Minimum two years working experience in housing maintenance.
· Certification in one or more building trades.
· An equivalent combination of education, experience and certifications to meet the required knowledge, skills and abilities.
Special Requirements:
· Must be bondable and insurable.
· Possession of a valid motor vehicle operator's license and ability to legally operate Housing Authority vehicles. Possession of a Class E license or equivalent to drive the maintenance on-call van.
· Ability to obtain EPA certification for the proper handling of freon and other refrigerants.
· Must be in good health and physical condition, physically able for lifting, climbing, stooping, standing, carrying, loading, unloading, moving large items and other related physical activities common to maintenance work.
· Must be willing to travel overnight for training, conferences and workshops.
Work Environment:
The person holding this position will generally work in units or outside work.
Pandemic Precautions:
· Personal protective equipment provided and required at all times while in the office, except while eating in the breakroom. Only 2 employees at any given time can be in the break room without their mask on while eating, at separate tables.

Special Requirements:
· The employee must hold a valid MO driver’s license with emphasis on Class E or equivalent for utility or passenger van.
· The employee must pass a federal, state and local criminal background clearance
· The employee must not be under the influence of drugs and alcohol while on property performing work for IHA. If drugs or alcohol is determined to be an issue while performing job duties, this is reason for immediate termination of your position. Even though the State of MO has passed Medical Marijuana, IHA prohibits the use of this per our Personnel Policy and under our ACC agreement with the U.S. Department of Housing and Urban Development.

The noise level in the work environment is usually moderate.
Position Type/Expected Hours of Work:
This is a full-time position. Regular hours of work and days are Monday through Friday, 8:00 AM to 4:30 PM. However, this position may require evening and weekend work a few times per year.
Travel is primarily local during the business day between housing units and to partner offices, although some out-of-the-area and overnight travel for training may be required a couple of times per year. This position will require you to have your own vehicle transportation to and from your home to the office.
