What will you do?
The Facilities Maintenance III position serves an intricate role in campus-wide facilities' maintenance systems upkeep. The position is responsible for performing highly diversified duties to ensure that facilities are in good and safe operating condition at all times.
Duties & Responsibilities:
- Completes campus-wide facility repair needs including installing, troubleshooting, repairing, and maintaining equipment according to safety, predictive and productive maintenance systems, and processes to support the achievement of the IALR goals and objectives
- Maintains function and reliability of facility systems and associated equipment by implementing and documenting a preventative maintenance program including
- operating and testing systems and equipment
- restoring, repairing, rebuilding, or replacing faulty or inoperative components and parts including electrical, plumbing, compressed air, HVAC systems, fire prevention. and security
- utilizing external vendors as warranted
- Troubleshoots and ensures timely resolution of various issues involving electrical, plumbing, compressed air, HVAC systems, fire prevention and security
- Ensures work objectives are addressed, resolved and documented in a timely and accurate manner
- Completes Help Desk orders as submitted by IALR staff and tenants, and ensures timely & accurate documentation
- Improves function and reliability of facility systems and associated equipment by studying performance; identifying, recommending, and implementing changes, expansions, and/or additions
- Installs electrical and plumbing fixtures, various other equipment, including furniture and fixtures
- Maintains safe and healthy work environment by ensuring safety standards and procedures are followed
- Completes and documents periodic scheduled inspections. ensuring compliance of legal codes and regulations, and confirming local and state inspections are current
- Serves as an active member of the IALR Safety Committee
- Ensures chemicals used to maintain facilities are compliant with OSHA and the DOL, and follows all chemical hazard regulations, including appropriate use of the SDS standards. & specifically, Tier I I information and secondary labelling
- Assumes responsibility for maintaining current license/recertification requirements
- Monitors, conducts and documents inventory of materials and equipment to ensure accuracy
- Documents anticipated and projected future facility needs
- Participates in coordination of both short- and long-term facility projects (renovations, etc.)
- Performs other related duties as required

We are looking for staff to work onsite in Danville, VA.

- Good working knowledge of operating various tools. including a volt/ohm meter, small power tools, and hand tools
- Strong technical knowledge of all building systems (electrical, heating, plumbing, etc.)
- Good working knowledge of health & safety practices and regulations
- Ability to develop a cooperative and courteous relationship with co-workers, contractors, and visitors
- Must have a valid drivers license and be able to travel throughout Southern Virginia as well as occasional out-of-state trips
- Maintenance technician certification or degree from a vocational school preferred; 5 years related work experience required
- Applicable certifications/licenses, including HVAC, electrician or plumbing are required
- Previous experience in the maintenance field is required

- Climbs ladders and steps to make building and system repairs
- Significant lifiing: weighing 50 pounds
- Moves around the facilities on a regular basis
- Carrying, pushing, reaching and/or pulling
- Significant stooping, kneeling, crouching, and/or crawling; and fine finger dexterity
- Physical coordination to use equipment and hand-held motorized equipment
- Physical, manual work is required
- Generally, the job requires I 0% sitting, 50% walking, and 40% standing/stooping/kneeling
