The Maintenance Supervisor position is responsible for ensuring that a team of maintenance technicians perform high-quality, cost-effective maintenance within single family rental homes owned by the company, provide excellent customer service to residents, and follow company policies, processes and procedures. This role is critical in delivering on Invitation Homes’ promise of a quality home, professional maintenance and a superior resident experience.

Supervise a team of maintenance technicians and vendors to ensure maintenance service requests are completed in accordance with company policies, processes, and procedures
Work closely with an office-based team to ensure maintenance technician schedules, including routes, effectively balance the urgency and location of work and resident availability
Coach and develop maintenance technicians to perform assigned work efficiently and provide a superior resident experience.
Utilize available reporting tools to identify opportunities for improvement and provide performance feedback to maintenance technicians
Hold recurring maintenance technician training meetings to include, but not be limited to, repair techniques, safety programs, best practices, resident interactions and implementation of policy, process and procedure
Review and approve/pre-approve work order repair proposals by verifying appropriate pricing and scope of work
Meet with residents to resolve issues/escalations and ensure repairs are completed satisfactorily
Ensure technicians adhere to ProCare proactive maintenance processes and procedures while maintaining a superior resident experience
Act as technical expert to guide maintenance technicians in completion of repairs
Provide direct field support, as needed, to maintenance technicians
Report and monitor maintenance deficiencies and equipment failure trends
Attend company-provided training for supervision and individual development
Comply with all company national practices, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
Participate in the recruitment, hiring, and onboarding of new maintenance technicians
Perform other duties as assigned
E duc a ti o n a nd / o r Ex p e r i ence
High School diploma or equivalent
Minimum 5 years of previous experience in property management maintenance, other rental property maintenance or related trade is required
Minimum of 1 years’ experience as a supervisor
S k ill s / Spec ializ ed Kn o wl e dge
Advanced knowledge and experience in the following: plumbing, electrical, swimming pool, carpentry, sheetrock, exterior structural, HVAC and appliances
Ability to read, write, understand, and communicate in English, multi-lingual a plus
Ability to use a personal computer and has working knowledge of Microsoft Word and Excel, as well as computer tracking systems
Ability to use mobile devices (i.e. iPad and/or iPhone) and various mobile applications
Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people
Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce
Strong organizational and time-management skills
Ability to perform basic mathematical functions
Ability to read and comprehend budgets
Ability to multi-task, make quick and effective decisions, and analyze and resolve problems
Ability to successfully delegate, manage a team, conduct interviews, and train others

Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
Must maintain professional appearance and comply with prescribed uniform and appearance policy

Ability to perform limited work on weekends and holidays as needed
