MINIMUM QUALIFICATION REQUIREMENTS
EDUCATION:
High School Diploma required; some college/business or professional training preferred. Valid, active real estate license for the state in which they work, NC/SC preferred but can be in process as well.
EXPERIENCE:
Experience in new home sales preferred but like sales experience acceptable as well.
REQUIRED SKILLS:
Basic computer skills to include sales office software such as Salesforce or like CMA and Microsoft Office Suite: Word, Excel, Outlook (willing to take classes to expand skill level); good interpersonal and communication skills; excellent organizational, prioritization and time management skills. Must be able to work successfully in a team environment where continuous improvement is expected.
WHO IS THE CUSTOMER?
INTERNAL:
All team members of Shea Homes Limited Partnership, as well as team members of other independent members of the Shea family of companies.
EXTERNAL:
All individuals with whom Community Representative comes into contact outside of the internal customer.
PHYSICAL REQUIREMENTS
The physical demands and work environment characteristics described herein are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is frequently required to communicate verbally and in writing. The noise level is usually quiet to moderate. Must be able to work extended hours as needed. Need to walk all homesites for pricing recommendations. Must be able to lift items that weigh 25 pounds. Must be able to stand or sit for extended periods of time.
ENVIRONMENTAL CONDITIONS
Community Information Centers may be in an air-conditioned garage, retail space or trailer. Jr. Community Representative will be required to visit competition or show home sites in a construction zone as needed.
POSITION SUMMARY
Provide exceptional customer service to all customers daily, utilizing the concepts of Company-sponsored training and “Foundations.” Report to and train under Senior Community Representatives to learn the sales process and support community and company goals. Also work closely with Construction, Warranty, Design Studio, Shea Mortgage and other appropriate outside companies. Cross train in all aspects of the business to support a knowledge base of all aspects of the business. Utilize “Foundations” to help sell homes and act as liaison for the buyer through the entire sales process. Be available to assist homeowners after closing. Seek customer referrals on a regular basis.
DETAILED DUTIES AND RESPONSIBILITIES
• Responsible for learning and implementing the “Foundations” approach to selling including writing personal script.
• Cross train across all facets of the business.
• Provides excellent customer service to homebuyers and internal customers
• Greet, register, and tour prospects using the Foundations Sales approach.
• Initiates timely follow up with guests/buyers via a variety of methods including but not limited to email, phone call, texting, thank you notes. This may be in the form of supporting the Sr. CR or CR they are assigned to.
• Assists team with prospecting; grass roots efforts and using Salesforce.com to turn prospects into buyers. Includes buyer referrals and co-broker sales.
• Observes multiple first visit, return appointments and contract appointments.
• Learns the process by which we generate contracts, addendums, price and premium adjustments, incentives in SalesForce.com, etc.
• Acts as support to CR and/or Sr. CR throughout the entire sales process by acting as liaison with customer and coordinating with all members of the sales/marketing, construction, warranty, design center, mortgage, sales and closing, and other administrative teams regarding homebuyer’s matters.
• Ensures the safety and security of customers while on site.
• Responsible for the presentation of homes including the overall community appearance, condition of models, inventory, home sites, Sales Office/Center, signage, marketing material, etc.
• Is competitively brilliant and knowledgeable about the market and the needs of actual and potential customers. Investigates competitor practices and incorporates that information into marketing and promotional activities. Assists with managing the competitive data report.
• Establishes and achieves sales goals consistent with company goals.
• Observes home site walks to see how premium pricing recommendations are set.
• Grows knowledge of all facets of the home construction process, differences in plans, elevations, and familiarity with all options.
• Builds and maintains relationships with realtor community.
• Maintains license compliance with NC/SC Real Estate Commissions.
• Assists with other administrative projects as needed
