Description
PURPOSE: Maintain and manage all facility repairs, provide preventive maintenance, and implement improvements for a safe environment where work, entertainment and educational activities can thrive. All work will contribute to the continued use and enjoyment of the facility into the future while complying with all local, state and federal regulations.
MAJOR JOB RESPONSIBILITIES:
- Ensure all safety and security devices are maintained, inspected, and tested as required by fire code, operating specifications, and best practices.
- Maintain the evacuation plan for the facility and provide tenants, renters, and staff training for safety procedures within the facility.
- Coordinate and carry out clearing of entrances, walkways, and parking lots in the event of inclement weather.
- Provide recommendations and perform or oversee repair and maintenance of all building systems which include plumbing, electrical, mechanical equipment, and physical plant.
- Monitor, set schedule and maintain the computerized HVAC management system (Inteleweb) in performance spaces to ensure it operates properly while the space is occupied and provides energy savings while the space is not in use.
- Develop and maintain short- and long-range preventative maintenance plans for facilities.
- Define projects and determine services to outsource; develop and provide specifications for vendors to bid; request proposals from vendors; receive proposals and make recommendations for contracting services.
- Monitor compliance by vendors with contracted terms including work, permits, liability insurance and business licenses.
- Coordinate and supervise contracted service providers; review quality of work; review invoices for compliance with terms; approve for payment.
- Develop annual operating budget for facility maintenance, repairs, and utilities; monitor and control expenditures; provide recommendations for income generation.
- Perform other duties as assigned.
Requirements
ESSENTIAL REQUIREMENTS:
- General knowledge of fire codes, building codes and legal requirements.
- Extensive knowledge of HVAC, electrical, and plumbing practices and equipment; ability to learn or knowledge of building management systems related to commercial HVAC equipment.
- Ability to use sound judgment in decision-making, and to work safely and independently.
- Ability to plan, organize and prioritize work, while managing multiple deadlines.
- Ability to maintain a high degree of accuracy and attention to detail.
- Ability to manage and supervise employees, volunteers, and contractors.
- Ability to clearly communicate verbally and in writing with volunteers, vendors, peers, supervisors, subordinates, and board/committee members.
- Ability to use computerized word processing, spreadsheet, and e-mail with proficiency.
- Ability to read blue prints.
- Ability to use hand tools, power tools and climb ladders and work at heights.
- Ability to work occasional nights and weekends, and to be on call for emergencies.
- Ability to lift 50 pounds.
- Preferred hours are 7am-3pm
QUALIFICATIONS:
- Associates degree in facility management or related field or equivalent work experience.
- Minimum of three years work experience in facility management or in a related trade such as mechanical, electrical or general construction.
- Minimum of two years supervisory experience.

Salary : $60,000 - $65,000
