GENERAL SUMMARY: The Director of Facilities Maintenance oversees all grounds and building maintenance, including grounds maintenance, electrical, plumbing, HVAC/refrigeration, mechanical, materials/equipment and sanitation/waste management. The director monitors budgets, a multi-site maintenance team and approves contracts. Additionally, Facilities Director oversees(sub) contractors involved in facility projects and delivery of services.


DIRECTOR REQUIRED DUTIES:

Director Level responsibilities and expectations include assisting in:

  • Overall leadership of company

  • Coach, lead and set an example to all other managers
  • Develop managers skill sets from all divisions
  • Participate in emergency plans
  • Collaborate with other directors to achieve mutual company goals
  • Ensure compliance with all ethical and legal requirements
  • The protection/safeguarding of all company assets at all times

REQUIRED QUALIFICATIONS:

  • Contributes to building and maintaining a positive work culture at all times
  • Flexible schedule, especially during busy seasons
  • Must be able to obtain a Hawaii County Blue Card within three months of hire
  • Ability to quickly respond at all hours, 7 days a week for maintenance emergencies
  • 5 years prior experience in similar position required
  • Excellent written/verbal communicator
  • Highly motivated/self-directed
  • Excellent time-management skills
  • Can multi-task in a fast-paced environment
  • Ability to problem-solve independently as part of a team
  • Prior management experience/team building

DESIRED SKILLS:

  • 2-3 years years electrical hands-on experience
  • General construction/rough-in knowledge
  • Prior plumbing/HVAC/refrigeration/mechanical experience preferred
  • Mechanically-inclined
  • Good spatial relations/depth management
  • Ability to read technical drawings
  • Trouble shooting

ESSENTIAL FUNCTIONS

  • Coordinates all routine maintenance, repairs and renovations of all facilities
  • Applies preventative measures to the building to reduce the risk of future problems
  • Fixing potential safety hazards to avoid injuries/reduce liability
  • Ability to utilize hand tools, power tools, lawn equipment, ladders, etc.
  • Provides emergency support for all facilities
  • Trains staff on all critical safety procedures
  • Oversees waste disposal
  • Ensure budgeting objectives are met
  • Provides budgets, estimates, bids as needed
  • Fairly and ethically negotiates all subcontractors/vendors, supervises the work provided
  • Ensures compliance with all county, state and federal laws
  • Effectively communicate/liaison with all other directors/managers/owners/employees
  • Ensuring the efficiency of all building systems
  • Managing facilities planning and space allocation
  • Scheduling of all maintenance staff and vendors
  • Interpersonal skills to interact with employees and guests in a pleasant manner at all times
  • Performs all other duties as assigned.

SUPERVISORY RESPONSIBILITIES:

  • In accordance with applicable policies/procedures and Federal/State laws, this position may perform the following supervisory responsibilities: interviewing, hiring, orienting, and training staff; planning, assigning, and directing work; coaching and appraising performance; rewarding and disciplining staff; addressing complaints and resolving problems.

This position directly oversees the following positions:

  • All hourly maintenance positions

DRIVING RESPONSIBILTIES:

  • This position requires regular driving between all work locations for oversight, meetings with staff, and requires reliable transportation with state-required minimum insurance coverage.

BACKGROUND CHECK:

  • All offers of employment are contingent upon the meeting the minimum requirement(s) established for: employment references and physical examinations where required.

PHYSICAL REQUIREMENTS:

The employee must be able to occasionally lift and/or move up to 50 pounds.

  • Standing/moving for up to 8 hours
  • Ability to climb stairs
  • Ability to utilize tools, ladders, lawn equipment, power tools, etc.
