Property Management Accountant
Job Description
Objective:
Under the general direction of the Chief Operating Officer??, handle all aspects of Accounts Payable and preparation of property management financial statements. This includes processing invoices for timely payments and the preparation of monthly individual property financial statements.
Responsibilities:
- Process invoices and payments for the bi-weekly check run for all properties.
- Maintain vendor information and vendor insurance database.
- Set up new vendors in the accounting data base.
- Complete timely monthly bank reconciliations and provide Regional Property Manager with security deposit adjustments.
- Complete consolidate property Monthly sales tax for each property.
- Complete timely monthly individual and consolidated financial statements.
- Annually prepare vendor 1099 forms prior to January 31 each year.
- Annually work with Regional Property Manager and COO in preparing individual community budgets.
- Continually look into innovative products, techniques, and changes and trends in the Apartment rental Industry.
- Provide consistent and strong support to all property leasing managers and property management leadership team.
- Work with Regional Property Manager in establishing standard operating procedures for accounts payable
- Attend regular office or department meetings.
- Communicate and project the KGI “Building Communities to Enhance Lives” attitude to all residents, vendors, suppliers and employees.
- Understand the principles of customer service and recognize that “good” service often requires a “shocking level of response”.
- Special projects as assigned by Director of Property Manager, COO or Controller.

Prerequisites For Success:
- Bachelor Degree in Accounting – Required
- People skills to articulate and professionally handle communication with suppliers, vendors, residents and co-workers.
- Property Management Knowledge.
- Knowledge of Fair Housing regulations.
- Organizational aptitude to keep detailed records and a clean filing system and work area.
- Accounting knowledge to maintain accurate records and schedules.
- Computer aptitude and willingness to learn to process needed data and to communicate via reports, spreadsheets, emails, and letters. Excel, Word and accounting software knowledge and experience a must. Experience with Real Page / Onesite software a plus.
- Willingness to learn new and varied tasks.
- Ability to hold confidential information that is proprietary to the Company.
- Willingness to handle accounts payable issues with vendors when necessary.
