The property manager will oversee the daily operations of Olivia on Main property, handle resident relations, and advertise vacant leases. The property manager’s responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports. An outstanding property manager will be able to increase property value and satisfy tenant requirements. This position requires excellent customer service skills as you will frequently interact with residents, employees, contractors, and service staff.

- Manage all aspects of assigned property.
- Develop and manage annual budgets by forecasting requirements and analyze variances, data, and trends.
- Inspect property and arrange for repairs and new materials as required.
- Oversee properties’ personnel and assesses its performance.
- Accomplish financial goals and report periodically on financial performance.
- Advertise and market vacant spaces to attract residents.
- Maintain a positive, productive relationship with residents.
- Immediately attend to resident questions and concerns.
- Deal with complaints in a calm and professional manner.
- Interact directly with potential residents, showing the property and explaining current lease agreements.
- Ensure bills and invoices are paid on time.
- Assist in determining rental rates.
- Source and build strong relationships with prospective clients to expand business opportunities.
- Investigate and resolve property complaints and rental violations.
- Follow all anti-discrimination laws, local property, and real estate regulations.
- Other duties, as assigned.

Position RequirementsThis position requires a high school diploma, coupled with at least 3-5 years’ experience in real estate or sales plus 1-3 years’ management experience.

- In depth knowledge of all rules and regulations surrounding property management.
- Competency in MS Office and relevant databases and software.

- Advanced in Microsoft Office, particularly with Excel.

Having a bachelor’s degree and at least two years’ experience in real estate or sales plus 1 year of management experience. Additional preferred competencies for this position include:
- Experience using Yardi Software.
- Proven ability to communicate effectively, both verbally and in writing with all levels in the organization.
- Data entry skills.
This is a full-time position that operates in a professional office environment. Normal days of work are Monday through Friday, however, working outside of normal days and hours may be required, depending on workload and project needs. While in the office, this position routinely uses standard office equipment, such as computers, phones, photocopiers, filing cabinets, and fax machines.
The following physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position is regularly required to sit, stand, drive, and walk, while occasionally required to stoop, kneel, crouch, lift up to 10 lbs., use manual dexterity, and reach with hands and arms.
