You’ll be based out of 303 Second Street, an architectural landmark in SF and one of Kilroy’s signature properties, while working closely with a dynamic team including a Director and Senior Property Manager.

What You'll Do:
As a Property Manager, you’ll serve as the operational and administrative anchor for the properties, overseeing day-to-day coordination, tenant relations, vendor management, future development functions, and financial operations. You’ll:
Property & Operations Leadership
- Support the management of, 901 16th Street, 610-690 Brannan Street, and 303 Second Street, helping ensure smooth operations across a mix of office, retail, warehouse, and industrial space
- Oversee on-site teams and third-party vendors (janitorial, security, engineering, landscaping, etc.)Perform regular property inspections, track issues in Angus, and lead resolution efforts
- Partner with engineering to uphold best-in-class building performance, maintenance, and preventative care
Tenant & Community Engagement
- Build strong, service-oriented relationships with tenants—understanding their needs, anticipating issues, ensuring a consistent, high-quality experience
- Host tenant meetings, welcome new occupants, and support move-ins and operational onboarding
- Coordinate engaging tenant events, seasonal experiences, and building-wide communication
Financial & Lease Administration
- Collaborate on budgeting, forecasting, CAM reconciliations, and monthly financial reviews
- Manage vendor invoicing, utility tracking, and lease compliance details with precision
- Assist with annual budget prep and monthly/quarterly reporting using Yardi, Excel, and internal tools
- Support lease abstraction accuracy and ensure records are maintained to Kilroy’s high standards
Risk, Compliance & Emergency Readiness
- Ensure vendor COIs and tenant insurance are in place and current
- Train and support building teams on emergency procedures and crisis response protocols
- Conduct and coordinate emergency drills with tenants and staff
Who You Are:
- A property management professional with 4 years of experience in commercial real estate (office, industrial, or retail)
- Ideally progressing toward—or already holding—CPM or RPA certification; a college degree is preferred
- Financially savvy, with strong experience in budgeting, CAMs, variance reports, and accruals
- Comfortable using Yardi, Excel, and collaborative platforms to keep things running smoothly
- Highly organized, self-motivated, and attentive to detail with excellent communication skills
- An effective problem solver and team collaborator who thrives in a fast-paced, high-accountability culture
Compensation & Benefits

Compensation for this role includes a competitive base salary—ranging from $103,700 to $122,600—tailored to reflect your experience, skills, certifications, and the impact you bring to the role. As you grow with us, so does your potential. This position is also eligible for an annual discretionary bonus.
