What are the responsibilities and job description for the Maintenance Manager position at Knightsbridge Capital Corporation?
PURPOSE:
The Facilities Maintenance Manager will assist the Director of Facilities and Director of Facilities on the organization of the maintenance and security. Daily planning of workload, planning and scheduling of daily shores. The position will also support in house projects and repairs.
PRIMARY FUNCTIONS:
- Assist with expertise and leadership skills to drive continuous improvement, best practice implementation, talent development, safety culture, and highest level of service for exceptional guest experiences.
- Assist Overseeing operations of all Maintenance departments including, employee relations, guest service, profitability, product quality, and compliance to The Resort standards.
- Run day to day scheduling and labor allocation to match with workload observing high and low occupancy and projects at hand.
- Coordinate and implement an effective work order process to ensure internal needs are met in a timely manner and with the least amount of disruption to the department.
- Maintain exceptional working relationships and open lines of communication with all other departments, vendors, employees, and guests.
- Keep Director of Facilities promptly and fully informed of all problems or unusual matters of significance coming to his/her attention so that prompt and corrective action can be taken when appropriate.
- Understand each Maintenance function and train according to The Resort’s standards.
- Manage training and growing exceptional Facilities Maintenance team members.
- Provide day-to-day guidance and oversight of Maintenance team members; actively promote, train, coach, and recognize performance.
- Identify, address and document individual team member performance problems according to standard operating procedure.y.
- Maintain detailed records of work and maintenance performed.
- Perform maintenance, operation, and repair of electrical, mechanical and structural systems of building and utility distribution.
- Order equipment materials and maintain and adequate inventory of required supplies in maintenance shop.
- Operate hand tools, power tools, and other shop equipment; Keep all equipment in good repair with a minimum of downtime by providing day to day maintenance.
- Support and improve maintenance services that effectively address problems affecting guests and team members.
- Manage and seek continuous improvement of all preventative maintenance programs; Ensure scheduled frequencies are appropriate frequencies and being followed for all Preventative Maintenance of Equipment, Building/Plant Systems and Guest accommodations.
- Ensure operation of equipment by completing preventive maintenance requirements; following manufacturer's instructions; troubleshooting malfunctions; completing repairs; evaluating new equipment and techniques.
- Manage Preventative Maintenance Schedule and execution of Guest Homes. Perform periodic inspect and assess quality details of completed Home PMs to ensure resort expectations and standards are met.
- Maintain cleanliness of vehicles, maintenance facilities, workspaces and storages.
- Attend and often lead mandatory meetings.
- Communicate and maintain timelines and priorities.
- Complete all maintenance projects as assigned.
- Maintain flexible hours to accommodate guest and special event’s needs, due to the cyclical nature of the hospitality industry; Position requires full availability including evenings, weekends, holidays or as needed.

EDUCATION, EXPERIENCE AND LICENSE REQUIREMENTS
- 5 years’ of experience in plant/facilities/building management in a large facility spread out over acres
- Knowledge of OSHA, NFPA, ordinances and other federal and state requirements
- Strong knowledge of building codes, rules/regulations regarding the operation of equipment and HVAC, plumbing and electrical systems.
- Knowledge of hotel and resort operations, including security and safety programs, employee relations, preparation of business plans, repairs, maintenance, budget forecasting, exceptional quality of service standards, and long-range planning
- Exceptional management skills with a proven track record in mentoring/leading a successful team
- Must be detail oriented, extremely organized, professionally polished, have an ability to work under pressure, be accountable and flexible
- Valid State Driver’s License
