What are the responsibilities and job description for the Internal Project Manager position at KRM Development?

Job Description: The Internal project manager (IPM) Is the liaison between the multiple parties
involved in a contract. This position will involve working with clients, agents on our team,
lenders, settlement companies, and cooperative sales/broker agents. You should enjoy working in a
team environment, be able to follow our processes, and always be willing to learn new things to
improve our customer's experience. It is a fast-paced, customer service-oriented role on a
high-performing, fun team! As an IPM, you attend meetings with realtors, take notes, and work on
plan revisions with architects. The IPM is responsible for reviewing, updating, and finalizing all
house plans and working with the cities to obtain building permit approvals prior to starting the
project.


The IPM assists customers in making all selections for their custom-built home through a
series of meetings. IPM’s also design & modify house plans and make selections for all spec homes.
IPM’s verify the accuracy of all documents that relate to the plan/selections. (cabinet layouts,
site plans, window bids). All of the project details are documented in BuilderTrend for the
customer, field team & vendors to provide knowledge on what is included for each specific area.
IPM’s are in charge of making sure the plan, Buildertrend and all documents related stay current
throughout the duration of the build. IPM’s update project costs via price amendments and request
pricing. IPM’s are the main point of contact for our buyers, realtors, superintendents, estimating,
sales, and vendors regarding build details. IPM’s schedule and attend home walkthroughs at various
phases of construction. IPM’s document the quantity and type of inventory items needed for the
build in the warehouse (lighting, bath hardware, door hardware) via pull sheets. IPM’s are
responsible for ordering and receiving all non-inventory items for each job, this includes labeling
all packages and stocking them in the warehouse. At the end of the build, IPM’s assist with
providing closing documents, and escrow letters, for the lenders and realtors. IPM’s keep the
showroom current, updating and discarding selections as necessary. IPM’s have quarterly rocks that
the IPM is responsible for completing.


Qualities: IPM’s should be a detail-oriented person. IPM’s should have a meticulous eye for detail.
IPM’s should have good decision-making skills and can figure things out issues without having to be
micromanaged. IPM’s should be great collaborators and problem solvers as well. IPM’s needs to be
emotionally intelligent and logical. IPM’s should be a well-organized person who excels at
multitasking, meeting deadlines, tackling minor issues or big problems, and working things out to
the satisfaction of everyone involved. IPM’s needs to be comfortable working in a busy office
environment, prioritizing many daily tasks, and delivering a great customer experience. Must be a
strong relationship builder with high energy and a great work ethic, who isn’t afraid of the high
demands of home building.


Responsibilities will include, but are not limited to:
• Attend Sales Meetings for Potential BTO customers
• Lot visits for potential BTO’s for now KRM lots
• Redline plans to send to architect from sales meetings & Plans/Specs
• Work with designers on modifying house plans for BTO customers
• Sales Handoff Meetings with Sales & Estimating
• Plans/Specs with all BTO customers
• Assist customer with selections for all BTO’s assigned
• Visit vendors for customer meetings as needed
• Selection meetings to hard bid houses for BTO’s
• Make selections for spec homes
• Create Selection brochures & documents to attach with selections in BT
• Data entry in BT for all jobs

• Request documents for permitting (site plan, manual d&J/energy docs)
• Prepare permit documents & submit to cities
• Work with developer on approval of house and exterior finishes if applicable
• Release Meetings for all new jobs
• Price Amendments throughout build for all BTO houses
• Close Date Amendments
• Coordinate all customer walks w/ customer, agents, vendors, Supers & TFMs
• Complete jobsite walks (electrical, pre-drywall, trim, tile, paint, Home Orientation)
• Process Change Orders & relay changes to vendors, Supers, TFM’s & Estimating
• Manage Renovation Jobs
• Manage & update all BT Templates
• Complete Pull Sheets for each house (lighting, door hardware, bath hardware,
non-inventory)
• Request pricing from Estimating as needed
• Put together Pricing Sheets for Spec houses
• Final Audit on all assigned houses
• Process escrow letters as needed
• Order all Non-inventory items as needed
• Liaison for customer and buyer’s agents throughout build process
• Receive & label all non-inventory or customer supplied items
• Process Purchase Agreements for Specs
• Attend weekly Internal Operations Meeting
• Attend weekly Production Meeting
• Attend monthly CB/IPM Meeting Requirements:

• Be availability, this is not a 8-5 position

• Ability to follow our proven systems and processes
