What are the responsibilities and job description for the Maintenance Technician position at Living Residential?

Summary: The Maintenance Technician assists the maintenance team in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe, prompt and professional manner. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.

Requirements:

Education: High school diploma or equivalent. However for safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions. Technical certification a plus.

Experience: Minimum of 1-2 year’s previous experience in property management maintenance, other building maintenance or related trade.

Skills: Must be able to diagnose problems with and repair the following:

  • major appliances
  • HVAC
  • basic - intermediate plumbing (when no license required)
  • basic - intermediate electrical (when no license required)
  • sheetrock
  • general carpentry
  • pool care (if required by property)
  • gutters
  • wallpaper/painting

In addition, the position requires the following skills:

  • ability to deal well with people and get them to feel comfortable quickly
  • basic computer skills, specifically knowledge of Microsoft Office products
  • good verbal and written communication skills
  • strong customer service orientation
  • must have the ability to arrive at the site within 30 minutes if not living on site

Licenses: The following licenses are required:

  • EPA certifications for refrigerant recycling and at a minimum, Type I & II certifications
  • Valid Driver’s License and insurance
  • Black Seal – if required by property
  • CPO – Certified Pool Operator Certification – if required by property
  • Other licenses and certifications as required by state or local laws

Training: Training is required throughout employment, assigned regularly and to be completed during work hours. Training courses are offered in-house, through outside contractors, online, via webinars, conference calls, as well as outsourced based on needs.

Training classes may require travel to and from the training offering. All employees are required to complete Fair Housing annually.

Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. It is extremely critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or as necessary. The days and hours that communities are open are subject to change based on business needs.

Equipment:

a. Position may require individuals to use their own vehicle or to use a vehicle provided by the property to transport tools and supplies around the property. Persons must be able to drive the vehicle without jeopardizing the safety of themselves, fellow employees and residents.

b. Position requires individuals to be able to use general maintenance equipment including, but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment. All equipment must be used without jeopardizing the safety of themselves, fellow employees and residents. Appropriate safety equipment and apparel must be worn.

c. Position requires individuals to wear appropriate maintenance uniform apparel.

d. Position requires individuals to furnish their own hand tools.

Travel:  Although position may reside primarily at one location, the ability to travel to other Company locations at Company's request due to business needs is also required.

Essential Job Functions:

  • Diagnosis and performs preventive and routine maintenance or repair, as directed, involving the following on a daily or as needed basis:
  • Electrical and plumbing
  • HVAC systems
  • Appliances
  • Water irrigation systems
  • Stairs, gates, fences, patios and railings
  • Tile, carpet and flooring
  • Roofing, gutters, fasteners and flashing
  • Interior and exterior lights
  • Fireplaces and ceiling fans
  • Gas fixtures and appliances
  • Shutters, doors, cabinets, windows and sliding glass doors
  • Boiler, gas and electric
  • Door locks, P.O. boxes and locks
  • Security systems
  • Ceiling leaks
  • Inspects and is aware of the condition of the property throughout the community and immediately initiates action to correct unsafe conditions.
  • Accepts and enters Work Order requests from residents.
  • Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff to ensure deadlines are achieved.
  • Must be knowledgeable of inventory levels of spare parts and supplies and inform the Service Manager of shortages.
  • Replaces light bulbs.
  • Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
  • Snow removal.
  • Delivers notifications to residents.
  • Transports small equipment or tools between departments.
  • Sets up tables and chairs in auditorium or hall.
  • Handle all maintenance-related resident problems.
  • Must be punctual and reliable.
  • All other tasks as assigned by your supervisor.

While performing the duties of this Job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee is occasionally required to sit and taste or smell. The employee must regularly lift and /or move up to 50 pounds, frequently lift and/or move up to 100 pounds and occasionally lift and/or with assistance move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position requires ability to lift or move up to 30 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces, or at heights in excess of eight to nine feet.

While performing the duties of this Job, the employee is frequently exposed to wet and/or humid conditions; moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals and outside weather conditions. The employee is occasionally exposed to high, precarious places; extreme cold; extreme heat and risk of electrical shock. The noise level in the work environment is usually moderate.

Pay: $22.00 - $26.00 per hour
