Reports to: Chief Operating & Business Officer

The Facilities Director supervises and facilitates the day-to-day management of the Speed Art Museum’s buildings and grounds. This position is responsible for overseeing all building systems, maintenance programs, and operational infrastructure. The role includes developing and managing the department budget, contract services, purchasing materials and equipment, and ensuring compliance with health, safety, and regulatory standards. Additionally, this role leads key strategic initiatives, including the Museum’s sustainability efforts, computerized maintenance management system (CMMS), and preventive maintenance program, and works closely with museum leadership and the Board to advance long-term planning and operational excellence.

FLSA Status: Exempt, Full-Time

Salary Range: $75,000 – $85,000 annually

Requirements/Position Highlights

  • Execute and manage daily operations for all facility functions, including building systems, maintenance, housekeeping, groundskeeping, and event support.
  • Lead the implementation and oversight of?CMMS (MaintainX)?to track asset performance, manage work orders, and guide data-driven decision making.
  • Develop and maintain a?Preventive Maintenance Program?to improve equipment reliability and reduce emergency repair costs.
  • Prepare annual budget and include projections for equipment replacement and capital improvement projects; monitor expenditures and manage the annual operating budget.
  • Serve as chair of the?Green Team, guiding cross-departmental sustainability efforts to reduce energy consumption, increase efficiency, and implement environmentally responsible practices.
  • Collaborate with senior leadership and the Board of Trustees to develop and execute strategic plans that align with the Museum’s mission and goals.
  • Identify cost-saving opportunities, propose capital improvement projects, and coordinate long-term infrastructure planning.
  • Ensure compliance with statutory regulations, building codes, and American Alliance of Museums (AAM) standards, including fire, health, and emergency preparedness.
  • Lead facility risk management initiatives, including regular safety audits and emergency response planning.
  • Build and maintain strong working relationships across departments, with vendors, external contractors, and board members.
  • Foster a team-oriented work culture focused on accountability, transparency, and performance excellence.
  • Manage multiple, complex projects simultaneously and meet tight deadlines under pressure.
  • Ensure compliance with internal financial procedures.
  • Provide 24/7 emergency response support as needed to maintain continuity of operations.

Qualifications

  • Bachelor’s degree in Engineering, Facilities Management, Business Administration, or a related field, and/or 3–5 years of experience in facilities or property management.
  • Project Management certification (or willingness to obtain within 1 year).
  • Proven experience managing building systems in a museum, academic, or complex public facility environment.

Essential Skills

  • Deep knowledge of mechanical systems, including boilers, chillers, HVAC, BAS controls, fire protection systems, and general building infrastructure.
  • Strong working knowledge of CMMS platforms (MaintainX preferred) and asset management best practices.
  • Excellent understanding of sustainability principles, energy use monitoring, and operational efficiency initiatives.
  • Strong project management, vendor management, and contract negotiation skills.
  • Proficiency in budget development and financial performance tracking.
  • Excellent communication skills—verbal, written, and interpersonal—with the ability to present clearly to both internal teams and board-level stakeholders.
  • Proven ability to lead and motivate staff, manage through change, and build high-performing teams.
  • Strong sense of urgency, integrity, and commitment to quality and detail.
  • Must be available to respond to emergency issues during off-hours.

Supervisory Responsibility

This position oversees the entire Facility Services department, including Grounds, Equipment, Building Services Supervisors, and Building Services Associates.

Work Environment

This job operates in a museum environment and includes regular use of maintenance and cleaning equipment as well as standard office tools such as computers and phones. Work may include exposure to noise, dust, chemicals, and mechanical hazards.

Physical Requirements

  • Regular use of the phone and computer equipment.
  • Ability to move throughout the facility and access equipment, materials, and tools.
  • Ability to lift/move up to 100 pounds occasionally.
  • Ability to remain in a stationary position and communicate effectively in English.

Position Type / Expected Hours Of Work

  • Full-time, salaried position (40 hours/week).
  • Must be available to work evenings, weekends, and respond to emergencies as needed.
