Role Summary
The Vice President of Development is a strategic and executional leader responsible for planning, managing, and delivering all capital improvement and new development projects across a multi-state portfolio of RV/MH properties. This role oversees land planning, permitting, contractor management, and capital budgeting, ensuring projects meet design standards, deadlines, and ROI targets. The VP of Development will be instrumental in shaping the future footprint of our communities by delivering high-quality homesites, amenities, and infrastructure upgrades aligned with our mission: People Matter.
Key Responsibilities
Strategic Planning
- Develop and oversee long-term development roadmaps for all properties
- Identify assess new development opportunities (expansion pads, infill programs, new acquisitions)
- Collaborate with President, Sales, and Operations to prioritize projects by ROI and strategic value
Project Management & Execution
- Lead phases of development: design, entitlements, budgeting, construction, close-out
- Direct external consultants, engineers, architects, and general contractors
- Oversee project schedules and ensure on-time, on-budget delivery
Permitting & Compliance
- Manage municipal relationships, zoning approvals, and regulatory compliance
- Secure building permits, utility interconnects, and occupancy approvals
- Monitor code changes and environmental regulations in AZ, CA, and MI
Budgeting & Capital Planning
- Own and manage CapEx budgets across all properties
- Evaluate bids, negotiate contracts, and track cost-to-complete
- Support lender, investor, and internal reporting needs
Leadership & Collaboration
- Work cross-functionally with VP of Operations, Finance, and Sales teams
- Develop a small but high-performance development and construction team as the company grows

Performance Bonus:
- Up to 30% of base salary ($42,000–$52,500/year), based on:
- Timely and budget-conscious project delivery
- Successful permitting/entitlements
- Strategic contribution to NOI growth and property expansion
Ideal Candidate Background
- 8 years experience in land development, construction, or CapEx-heavy property management (RV/MH, multifamily, or resort/hospitality preferred)
- Proven success leading end-to-end development projects ($2M–$20M scale)
- Deep understanding of zoning, utilities, entitlements, and contractor negotiation
- Strong leadership and communication skills; ability to coordinate across departments
- Bachelor's in Civil Engineering, Construction Mgmt, Urban Planning or related (PE license a plus)
Job Type: Full-time
Pay: $140,000.00 - $180,000.00 per year
