JOB DESCRIPTION
TITLE: Maintenance Custodian
DEPARTMENT: Maintenance
REPORTS TO: Maintenance Supervisor
PAY GRADE: 3
SUMMARY
Under the supervision of the Maintenance Supervisor performs a variety of maintenance and custodial activities including inspections, preventative maintenance, minor electrical and plumbing repairs, minor HVAC maintenance and repairs, grounds maintenance, snow removal, painting and related projects. Also performs the full range of custodial duties in the assigned area.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
Requirements include the following:
- High school diploma or equivalent with vocational training in building trades, construction or related field, and two years of experience in maintenance and repair of building and mechanical systems.
- The County, at its discretion, may consider an alternative combination of formal education and work experience.
- Michigan Vehicle Operator’s License.
- Knowledge of the principles and practices of general building repair maintenance, HVAC system repairs, and the safety issues involved with building repair and maintenance.
- Knowledge of building trades including, but not limited to, carpentry, electrical, plumbing, HVAC systems, construction, masonry, and welding, reading blue prints, and diagnosing and solving mechanical, electrical, and plumbing problems.
- Considerable knowledge and skill in the use of a variety of power and hand tools used for the repair, installation, and maintenance of County buildings and property.
- Skill in effectively communicating ideas and concepts orally and in writing.
- Ability to establish effective working relationships and use good judgment, initiative and resourcefulness when dealing with County employees, contractors to the County, representatives of other governmental units, professional contacts, elected officials, and the public.
- Ability to assess situations and solve maintenance problems.
- Skill in the use of office equipment and technology, including some knowledge of Microsoft Suite applications, computerized work order systems, and the ability to master building automation and HVAC software.
- Ability to respond to emergencies or service needs on a 24-hour basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES

- Monitors the operation of heating and air conditioning units, checking filters, adding boiler chemicals, trouble-shooting problems, cleaning evaporators and condenser cells, changing belts and motors, lubricating bearings and monitoring the operation of air handler units.
- Replaces light ballasts, motors, and pumps, replaces outlets and light switches, and changes fuses.
- Performs a variety of carpentry tasks such as repairing doorframes and hanging doors, building walls and partitions, and construction storage and shelving units.
- Performs plumbing repairs such as unplugging toilets, sinks and sanitary sewer lines, repairs leaks and installs new fixtures.
- Completes special work orders such as moving furniture, making repairs, and setting up rooms for meetings. Makes equipment, supplies and furniture deliveries to all County buildings as needed.
- Inspects buildings to ensure proper custodial care and initiates corrective action as necessary.
- Maintains inventory and distributes cleaning supplies and orders and stocks as necessary. Interviews vendors and orders paint, lumber, salt and other supplies. Orders for stock and other supplies are made through the Maintenance Supervisor.
- Monitors performance of contractors and determines if the work is done to specifications.
- Makes recommendations on the selection of cleaning supplies and equipment. Monitors security of buildings after-hours and ensures the security of buildings following evening meetings.
- Performs regular custodial duties as assigned including paper pick-up, restroom cleaning, floor cleaning, wall and window washing and spotting and all other duties specified for the Custodian classification. Substitutes for custodial staff on vacation or sick leave.
- Serves in an "on-call" basis for evening or weekend maintenance requests. Responds to emergency situations as directed.
- Delivers stock to various departments and buildings.
- Performs preventative maintenance duties on equipment on a daily basis.
- In the absence of the Maintenance Supervisor, assigns duties and supervises temporary custodial staff, jail trustees, community service workers, and any other temporary labor working in the Maintenance and Custodial Department.
- Cleans and maintains all cleaning and maintenance equipment.
- Reads and interprets blueprints to determine locations of electrical, plumbing, heating, and air conditioning systems.
- Assists the Maintenance Supervisor with the preparation of bid specifications for various projects.
- Works with City, County and State inspectors to assure that all County buildings meet applicable codes and regulations.
- Obtains bids on contractual maintenance and contacts approved contractors as instructed.
- Performs other duties as required.

While performing the duties of this job, the employee is frequently required to stand, sit, walk, climb, use hands and fingers, talk, hear, and view and create written documents. The employee uses hand strength to grasp tools and may climb ladders or uneven terrain. The employee is frequently required to reach with hands and arms, such as to operate and repair vibrating machinery, use wrenches, hand tools, etc., and operate motorized equipment and vehicles. The employee must lift or push/pull objects of up to 75 lbs. without assistance. Accommodation will be made, as needed, for employees required to lift or move objects that exceed this weight.
WORKING ENVIRONMENT
While performing the duties of this job, the employee works in both indoor and outdoor conditions. The employee works near moving mechanical equipment and has exposure to solvents, degreasers and various chemical cleaning products and incarcerated prisoners. The noise level in the work environment is usually moderate, but can frequently be loud.
