Part Time Handyman (1099)

We are seeking a reliable and hardworking Handyman to support the daily upkeep of our community. This hands-on, part-time role is critical to ensuring our community remains safe, clean, and appealing to both residents and prospective tenants. The Maintenance Technician will report directly to a Property Manager and play a key role in maintaining home and community quality while delivering excellent customer service.

Key Performance Indicators for Success:

• Complete all assigned work orders on time.
• Maintain a high quality of work with minimal defects.
• Show up reliably, on time, and as needed.

Responsibilities:

• Perform general maintenance and handyman tasks across the property and in park-owned homes, including:
• Plumbing: fixing leaks, unclogging drains, etc.
• Electrical: replacing outlets, light fixtures, etc.
• Carpentry: patching walls, hanging doors, etc.
• HVAC troubleshooting: basic checks, filter changes, etc.
• Maintain common areas, including mowing, weed-eating, leaf blowing, debris pick-up, and landscaping.
• Assist with seasonal tasks such as winterizing homes, heat tape checks, snow/ice removal, tree trimming, home inspections, and pest control.
• Ensure all tools, supplies, and work areas are organized and maintained safely.
• Coordinate with vendors or supervise contracted work on-site as directed.
• Follow all local regulations, community policies, and safety guidelines.
• Participate in team calls, weekly check-ins, and scheduled property inspections.

Qualifications:

• Valid Driver’s License
• Availability during standard work hours (8 AM – 5 PM), with flexibility for evenings or weekends as needed.
• Must be reliable, punctual, and committed to completing tasks on time.

Compensation:

• $18 – $25 per hour
• Approximately 20 hours per week
