What are the responsibilities and job description for the Maintenance Director position at Mason Wright Senior Living?
SUMMARY OF RESPONSIBILITIES:
The Maintenance Director is responsible for overseeing the operation and maintenance of electrical and mechanical systems and equipment used to provide heating, air conditioning, and hot water for the property, and is responsible for maintenance of all other building functions, including safety standards and procedures, general upkeep and repairs, general appearance of the building and grounds, and refurbishment of units that turn over.
REQUIRED EDUCATION/EXPERIENCE:
- Three or more years of managing a maintenance/housekeeping budget.
- Extensive knowledge of qualified local vendors needed to provide maintenance and building repairs beyond the scope of Mason Wright maintenance personnel.
- At least four years managing a maintenance/housekeeping staff.
- At least four years managing the maintenance of a residential or similar property.
- Building services certifications including HVAC or electrical highly preferred.
- Sensitivity to issues of aging, needs of people with dementia, and diverse populations.
- Three or more years of experience in maintaining and operating electrical and mechanical systems.
- Three or more years experience providing custodial and grounds-keeping supervision.
- Experience with carpentry, painting, and other construction trades required.
SPECIFIC RESPONSIBILITIES:
The Maintenance Director’s role is a hands-on position, involving timely and courteous service to residents and staff. The Director and two maintenance assistants work as a team to maintain the buildings, perform repairs, and respond to emergencies. Responsibilities include acceptance of on-call pager/phone for immediate emergency response, communication, and coordination of emergency services.
- Mechanical equipment: The Maintenance Director is responsible for ensuring that all equipment is maintained and serviced on a preventative maintenance schedule. Responsibility includes scheduling and supervision of the HVAC contractor, and working with staff to perform routine service including filter changes. The Maintenance Director performs periodic inspections of the boilers and heating in the building to assure continuous service, and that equipment is operating safely and efficiently.
- Perform and/or supervise staff or contractors on preventive maintenance to other building equipment including emergency generator, fire extinguishers, fire alarms, sprinklers, grease traps, kitchen equipment, laundry equipment, door access systems, telephone systems, etc.
- Create and maintain work schedules for maintenance assistants and housekeepers.
- With maintenance assistants, perform all necessary maintenance and repairs of the resident units including regular inspections of units for running toilets, dripping faucets, and other needed repairs. Routinely replace damaged ceiling tiles throughout the building.
- Supervise three full time housekeepers to ensure that the building is maintained in a clean and sanitary condition in all public to an exemplary standard. The Maintenance Director schedules periodic additional housekeeping projects such as cleaning carpeting and furniture, as needed.
- Oversee the grounds, irrigation, and snow removal contractor(s) to ensure that all areas are maintained properly, service is made timely and during snow conditions that safety conditions are adhered to.
- Ensure that all vacant units ready for new occupancy. This oversight includes testing of light fixtures, phone service, emergency call switches, etc. The Maintenance Director must ensure that each unit is cleaned and renovated appropriately and that all details have been checked to provide a smooth transition for each occupant.
- Maintain organized files containing written records of maintenance services, operating manuals, and inventories.
- Work within the annual budget, and assist the Executive Director in receiving cost effective proposals for services and supplies. Make recommendations for improvements and energy conservation savings through purchases of light bulbs and products, and make recommendations for other energy saving opportunities.
- Oversee other services including trash removal, exterminating, etc. to ensure that areas are maintained in a clean, sanitary, and operating efficiently.
- Notify the Executive Director of any resident issues or concerns related to the building or individual safety and security.
- Work with the Executive Director or other management agent personnel to prepare bid specifications and evaluate contractor proposals; oversee quality of workmanship and materials provided by contractors; ensure compliance with applicable building, health, and safety codes including board of health compliance in the kitchen and dining areas.
- Interact with a team of other department Directors to provide communication and coordination of services and resident/staff notification. Attendance at regular meetings with other department staff and/or with the executive director is required.
