Pre-Construction Manager
The Pre-Construction Manager is an office-based position which administratively reports to the Director of Construction (DOC). Functionally, the position manages assigned projects to ensure entitlements are on schedule and budget within allocated timeframes
Responsibilities
- Attend all bi-weekly project review meetings
- Manage due diligence deliverables
- Initiate architectural and civil permitting for all new retail store locations
- Track and manage deliverable due dates and permit timelines so projects stay on schedule
- Work with architects, engineers and developers on the entitlement process to ensure projects are being completed in accordance with schedules
- Update and manage the preconstruction schedule. Conduct and facilitate design phase “good, watch & jeopardy status”.
- In conjunction with DOC, develop site use concept plans
- Prepare bid documents for construction PM’s to release for bid
- Assist DOC & C.D.O in creation of proper bid packaging strategies.
- In conjunction with Store Planning assist with management of porotype updates and revisions.

Experience/Education
- Bachelor’s degree in Architecture, Engineering, Construction Management or related field
- 1-5 years of large retail chain entitlement and construction experience
- Or equivalent combination of education and experience
Knowledge, Skills & Abilities
- Knowledge of design and construction practices and materials
- Exceptional verbal, written, and stand-up communication skills
- Working knowledge of estimating, purchasing, and scheduling
- Highly refined interpersonal skills
- Strong planning and risk management skills
