We are seeking a Director of Land Acquisition to lead and strengthen our land acquisition and management efforts for our Mid-Atlantic operations. This position is a critical leadership role that focuses on driving the growth and sustainability of our land pipeline across Virginia, Maryland, and West Virginia.
Key Responsibilities:
- Strategic Land Acquisition: Identify, evaluate, and negotiate land acquisition opportunities that align with our company's growth objectives and market strategies.
- Pipeline Development: Build and maintain a robust and sustainable pipeline of land in the Virginia, Maryland, and West Virginia markets, ensuring long-term project success.
- Relationship Management: Cultivate and maintain relationships with key stakeholders, including landowners, brokers, developers, municipalities, and other industry professionals, with an emphasis on understanding and navigating local market dynamics.
- Due Diligence Oversight: Lead the due diligence process for prospective land acquisitions, including environmental assessments, zoning and entitlement requirements, financial feasibility, and market analysis.
- Collaboration: Work closely with internal departments such as land development, construction, sales, and executive leadership to ensure alignment on land acquisitions and regional goals.
- Market Knowledge: Stay informed about local market trends, regulatory changes, and land use policies to proactively address opportunities and challenges in the region.
- Team Leadership: Provide mentorship and direction to any supporting team members, fostering a collaborative and results-oriented environment.
Qualifications:
- Experience:
- 5–10 years of proven experience in land acquisition and management within residential construction or related industries.
- A strong track record in the Mid-Atlantic region is preferred.
- Education: A bachelor’s degree in Real Estate, Business, Urban Planning, or a related field is required.
- Knowledge and Skills:
- Expertise in local land markets, particularly Virginia, Maryland, and West Virginia.
- Exceptional negotiation skills and an ability to secure high-value land deals.
- Strong analytical and financial modeling capabilities.
- Effective communication and interpersonal skills, with a talent for relationship-building in a people-driven industry.
- Understanding of zoning, entitlements, and land development processes.
