Job Description

I) Job Purpose
Analyze maintenance work order requests for the various MHMR facilities in Tarrant County and provide repair services in order to maintain asset value and provide a safe working environment.
II) Essential Functions
A) Perform a minimum standard number of 1,500 documented hours annually for maintenance work in MHMRTC facilities with no more than a 5% recall for incomplete or substandard work.
B) Fully document all maintenance work that is completed at MHMRTC facilities including a description of each repair, time on the job, vendors used, and vendor invoice numbers with a 5% error rate per assigned work order.
C) Communicate daily with Facility Maintenance Manager on status of assigned work orders.
D) Work with office personnel daily to update status of assigned work orders in electronic work order system.
E) Maintain an inventory of tools and equipment with no more than 5% lost or misplaced.
F) Schedule maintenance on assigned agency vehicle with Vehicle Maintenance Mechanics per current stated requirements (every 3 mo. or 3,000 miles whichever comes first).
G) Ensure assigned agency vehicle interior and exterior are orderly and clean.
H) Exhibit cooperation and teamwork with other Property Management Department staff.
I) Improve efficiencies within the Property Management Department by providing written suggestions for new and better methods of conducting business.
J) Perform on call duties for after-hours facilities problems on a program rotation basis.

L) Perform other job duties or responsibilities as requested or assigned by any interdepartmental management staff
III) Knowledge of Laws, Regulations, Policies/Procedures, Skills, and Abilities
A) Complete all agency required training as indicated by immediate supervisor within 60 days of employment; maintain annually thereafter as identified in the agency Learning Management system and by immediate supervisor.
B) Position must demonstrate the following abilities:
- Knowledge of MHMR Policies and Procedures.
- Multi-task.
- Accept direction from all senior facility staff.
- Work independently and perform job duties with limited supervision.
- Organize work efficiently by working in a self-directed and productive manner.
- Prioritize response to changing needs of the program.
IV) Internal & External Customer Service
This position requires contact with internal and external contacts and is expected to provide courteous and professional customer service at all times.
V) Travel
- Position requires driving an agency van. Must have a valid driver’s license and a good driving record.
- Have proficiency in pulling a general use trailer or be willing to develop the ability.
Job Requirements
Required Education
High School diploma or equivalent
Preferences
Trade skill in craftwork area such as HVAC, electrical, plumbing, flooring, etc. preferred
Required Years’ Experience
Two (2) years preferred
Defined Experience
Experience in craftwork preferred
Supervisory Experience
None
Testing Requirements
Pre-employment tests including drug and TB Screening, Physical Exam including balance and lift test.

15 to 44 Pounds
All staff are required to participate in agency Emergency Preparedness and Environmental Safety programs and may be assigned by their departments as a key/essential staff level function during critical events or for the purpose of sustaining business continuity.
This position may require temporary or permanent re-assignment to any MHMR Tarrant facility as determined by program needs and /or the Division/Director.
Assigned work hours may change as the needs of the agency change.
The functional Title of this position may change as the needs of the agency change.
All work will be complete within the scheduled work hours. All non-exempt (hourly) employee are expected to clock In and out for each work shift, no work done should be done off the clock.
Prior approval from supervisor is required for all Paid Time Off (PTO) and Overtime.
MHMR reserves the tight to change, and to or eliminate a position as it deems appropriate.
Employment is at will, as well as agency needs may change.
Agency dress code is to be followed at all times.
Physical on-site presence, including regular attendance and punctuality is an essential function of this position. Any change or adjustments to your assigned work schedule or shift hours must be approved by your supervisor in advance.
