What are the responsibilities and job description for the Estimator/Project Manager position at Millhaven Homes?
Millhaven Homes is looking for an estimator/project manager that will be assigned various jobs to oversee the gathering and execution of accurate estimates as it relates to the building of high-end custom homes and desires to be part of a company that understands the balance of work, family, and life. It goes beyond the build.
Essential Functions & Responsibilities
* Meet with homeowner and be involved in design spec meetings
- Designed to set budgets for the home
* Oversee getting bids/estimates out to the trade partners for new projects
- Meet with trade partners and continue to build relationships to ensure we are getting the best pricing
- Go through each estimate received and verify what was discussed in the design spec meeting verifying it is included in the estimate
- Put together budget review document for the homeowner listing their desired specs and potential savings
- Seek out and research resources available, especially new products
* Help Improve the communication line between office, superintendent & homeowners
- Once project is going, monitor internal management software including checking updated bids and compare to what was originally received and/or discussed in the design spec meeting
- Budget meetings with the homeowners and involve the superintendent. Goal and purpose of these meetings are to make the homeowner aware of where they are at on the budget, as well as what their budget is prior to picking out the specific item (floor, tile, plumbing fixtures, lighting fixtures)
- Collaboration with superintendent on budget questions & estimates
- May include some site visits
* Review of all invoices/draws prior to having the homeowner approve that draw
- Cost breakdown spreadsheet updated during each draw approval
- Go through Co-Construct & update cost breakdown projection based on decisions made or new estimates received
- Cost breakdown emailed to homeowner or discussed in budget/draw review meetings
- Work with accounting department closely on draws and invoicing

- Confident & portrays great attention to detail
- Proficient in excel, word, outlook & able to navigate an online management software system
- Excellent communication, interpersonal & negotiation skills
- Problem solving & time management skills
- Friendly & approachable
- Self sufficient & motivated
- Quick learner & able to manage multiple tasks at once
- Experience estimating including knowing how to do a takeoff
- Experience in Bluebeam
- Construction knowledge & site management experience preferred
- BA in Business Management or Construction Management preferred
Job Type: Full-time
Pay: $50,000.00 - $80,000.00 per year
