Position Overview:
We are seeking a dependable, skilled, and hands-on Maintenance Technician to manage maintenance operations for a 78-unit HUD Section 8 apartment community serving elderly and disabled residents. This is a full-time position responsible for keeping the property safe, functional, and well-maintained. The ideal candidate is highly reliable, communicates well, and can respond promptly to maintenance requests and emergencies.
Key Responsibilities:
- Perform daily maintenance and repairs throughout apartments and common areas, including:
- Basic plumbing (leaks, clogs, fixture replacements)
- Light electrical (switches, outlets, lighting)
- Carpentry, painting, drywall patching, and door/lock repairs
- Appliance troubleshooting and minor repairs
- Handle emergency maintenance calls (on-call rotation).
- Complete apartment turnovers between residents, including cleaning, patching, painting, and prep work.
- Maintain exterior grounds: trash pickup, light landscaping, snow/ice removal if needed, and other seasonal tasks.
- Maintain inventory of tools and supplies, submitting purchase requests to management as needed.
- Communicate promptly with property management about work orders, emergencies, and ongoing projects.
- Provide courteous and respectful service to all residents.
- Follow all safety protocols and HUD housing guidelines.
Requirements:
- Proven experience as an apartment maintenance tech, handyman, or similar role.
- Broad skills in plumbing, electrical, painting, carpentry, and general repairs.
- Strong reliability and communication skills – must be reachable and dependable.
- Ability to work independently and manage multiple priorities.
- Able to lift 50 lbs, climb ladders, and operate standard maintenance tools safely.
- Valid driver’s license, reliable transportation, and a working phone required.
- Must pass a background check.
Job Type: Full-time
Pay: $20.00 - $25.00 per hour
