What are the responsibilities and job description for the Store Manager position at National Self Storage?

Operations:
- Illustrate and promote your tenacity by carrying out the National Self Storage Values in all you do. Strengthen our community, treat others the way they want to be treated, represent with integrity, accomplish a wow, and take it to the next level.
- Treat all team members, customers, vendors, or anyone you interact with while representing National Self Storage, in a professional and courteous manner.
- Address situations in a positive, solution-oriented manner.
- Take ownership of your property and responsibility for its performance. Run it like YOU own it.
- Follow the facility opening and closing procedures as outlined in the Storage Facility SOP.
- Enforce all protocols and procedures to promote clean, orderly, secure, and organized conditions for all team members and customers as outlined in the Storage Facility SOP.
- Keep restrooms and office area clean at all times.
- Maintain the physical condition of the property, to include landscaping, parking lot, and grounds. Ensure physical conditions exceed National Self Storage standards.
- Conduct daily visual walk-throughs 3 times per day. Confirm that all units are properly locked. Check for suspicious activity, building damage, or maintenance issues. Address all potential concerns and required repairs. If necessary, contact your Senior Team Member.
- Complete a lock check and over-lock check once a week.
- Identify suspicious activity or an event that requires investigation. Take appropriate action to resolve or address situations that arise. Properly report any applicable activities to your Senior Team Member, and take action as outlined in the Storage Facility SOP.
- Identify and perform maintenance duties as needed.
- Always promote safe practices and utilize safety equipment as required.
- Physical demands of this position include lifting up to 50 pounds, extended periods of walking, sitting, driving, standing, cleaning, and may include lock cuts.
- Collect a minimum of 2 bids for all non-emergency repairs or maintenance items in excess of $250. Submit the bids to your District Manager for approval.
- Inspect all vacated units immediately. Keep units clean and ready to show to potential customers.
- Keep Daily Notes to provide clear communication and direction for your Assistant Manager(s) and ensure you receive the same from them.
- Return all forms of communication with a sense of urgency, within the same business day as received. Response times not to exceed the 24 hour maximum.
- Complete Collection Calls weekly and, if warranted, follow the Auction Procedures as outlined in the Storage Facility SOP.
- Adhere to the Monthly Timeline, which outlines daily, weekly, and monthly tasks and due dates.
- Follow cash handling procedures and ensure all monies are accounted for. Bank deposits are to be made as outlined in the Storage Facility SOP.
- Understand scheduled budgeted numbers. Achieve or exceed income budget goal.
- Maintain neat and organized files at all times. Files include customer files, returned mail, move-ins, move-out files, transfers, vendor files, daily activity files, truck rental files, auction files, incident report files, website review files, and Penske/U-Haul files (if applicable).
- Adhere to all time and attendance requirements as outlined in the Timekeeping Protocol and National Self Storage Team Member Handbook to include, but not limited to, daily reporting of time worked and meeting the timesheet approval deadlines of the 9th and 24th of each month.
- Continue to grow and actively pursue educational opportunities in the self-storage industry.
- Contact your Senior Team Member for any operational questions. Any Human Resources related questions are to be directed to your District Manager.
Rental Procedure:
- Consistently create exceptional customer service experiences. Build relationships with your customers by actively listening to the customer’s needs and concerns, and providing solutions.
- Adhere to the Phone Call Checklist and consistently include all checklist items in every call, as outlined in the Storage Facility SOP.
- Reply to all emails from potential customers with a sense of urgency, within the same day as received, and utilize the Email Template provided in the Storage Facility SOP.
- Display enthusiasm and pride in your property when you show units. Highlight facility features and benefits, and align those benefits to the customer’s needs.
- Be thorough in the completion of the Rental Procedure as outlined in the Storage Facility SOP.
- Promote and encourage merchandise and Protection Plan sales.
Sales and Marketing Procedures:
- Rent units. The Self-Storage Manager’s job is to rent units.
- Turn leads into rentals. Increase your income and occupancy through converting walk-in, phone, and email inquiries.
- Adhere to the Marketing Plan created with your District Manager at the beginning of each year, which may include on-site events. Delegate relevant tasks to your Assistant Manager(s).
- Actively participate in community and company sponsored activities.
- Call and visit the strategic alliances in your property’s area of influence on a regular basis as outlined in the Storage Facility SOP and as determined with your District Manager.
- Know your competitors and what they are offering. Cross sell and visit other storage facilities in your area on a regular basis. Complete the Competitor Survey as outlined in the Storage Facility SOP.
- Be familiar with all advertising sources for your property. Check all internet advertising for accuracy on a monthly basis.
- Meet or exceed the Google and website review requirements as outlined in the Storage Facility SOP.
Other
- Participate in Self Storage Team Meetings.
- Complete additional duties as assigned or updated through standard operating procedures.
