Position Summary
The Homeowner Acquisition Manager is a sales and relationship management role responsible for expanding Paradise Retreats’ portfolio of luxury vacation rental properties. This individual is a key growth driver, blending refined sales acumen with strong personal credibility in the Santa Barbara real estate and HOA community. They are expected to proactively source leads through relationship-building, strategic outreach, and community engagement, while also qualifying and closing inbound inquiries with a high degree of professionalism.
The ideal candidate is self-motivated, persuasive, and creative. They are able to navigate nuanced homeowner conversations, build trust, and craft compelling value propositions that reflect Paradise Retreats’ best-in-class standards. This role requires seamless collaboration with internal teams, including onboarding and homeowner services, and plays a vital role in sustaining the company’s reputation as the most trusted name in luxury vacation rental management. OTE (on target earnings) are $115,000 - $125,000 with no cap.
Primary Responsibilities
· Cultivates and converts a pipeline of prospective vacation rental homes through outbound efforts, referrals, and creative lead generation tactics.
· Develops strong relationships with local real estate agents, HOAs, developers, and other referral partners in the Santa Barbara region.
· Promptly follows up with all inbound homeowner inquiries, delivering consultative and professional sales experience.
· Conducts in-person meetings and property visits with prospective owners to build rapport, assess property fit, and present the company’s value proposition.
· Prepare and present financial proformas and revenue projections to prospective owners, offering insights on performance potential and pricing strategy.
· Drafts, distributes, and manages the execution of Homeowner Agreements; seamlessly transition signed owners to the Onboarding Team.
· Provides weekly reporting on active leads, pipeline stages, and closed acquisitions within the CRM.
· Collaborates with Marketing and Revenue teams to develop personalized pitch materials and support proposals.
· Maintains ongoing communication with newly signed owners throughout onboarding, ensuring a seamless and relationship-forward handoff.
· Represents Paradise Retreats at local events and networking functions to build brand awareness and generate leads.
· Upholds high standards of professionalism, responsiveness, and brand alignment in all interactions.
· Performs other duties as assigned by supervisor.
Job Requirements (Experience, Knowledge, Skills)
· High School diploma or equivalent is required.
· Three (3) years of sales experience required, preferably in short-term rentals.
· CA Real Estate License (Preferred).
· Valid Driver’s License and reliable transportation are required.
· Ability to respond to time sensitive emails and phone calls in a professional manner
· Excellent verbal and written communication skills.
· Attention to detail is required.
· Ability to work a flexible schedule including weekends if required.
· Ability to work in a fast-paced environment and make clear and concise decisions while under pressure.
· Must be able to work independently with a clear path of action to ensure work is prioritized and deadlines are met.

Physical Requirements
· Prolonged periods of sitting and working on a computer

Job Type: Full-time
Pay: $70,000.00 - $75,000.00 per year
