Position Summary
The Mortgage Loan Closer completes the loan application process by closing the loan, disbursing the funds, and preparing the file for imaging and permanent storage.
The following duties are intended to provide a representative summary of the major duties and responsibilities and ARE NOT intended to serve as a comprehensive list of all duties performed by all employees in this classification. Essential Duties and Responsibilities
- Prepare all documents required to close mortgage loans, ensuring documentation is complete and accurate. Follow up with any discrepancies.
- Ensure that all loans meet guidelines for quality and regulatory compliance and investor closing standards are met.
- Maintains communication with customers, departments, closing agents, realtors, and builders to promote positive business relations and relate loan status.
- Complete disbursement procedures for issuing of funds to attorneys/title company, any necessary refund checks, and release of escrow monies withheld.
- Prepare and explain closing requirements to closing agent and/or customer.
- Protect collateral by reviewing and analyzing title work to verify that all liens are clear.
- Review and verify executed closing packages to ensure all documents are signed appropriately and all fees are included with the package.
- Follow up on deficiency requests by Shipping to ensure timely procedure for loan funding.
- Maintain knowledge of all mortgage and compliance policies and procedures.
- Follow applicable state & federal laws and regulations.
- Comply with company, FNMA, FHLMC, FHA, VA and industry standard rules and guidelines.
- Other duties as assigned.
Qualifications
Education
- High School Diploma or equivalent.
Experience
- Two years of experience closing conventional and government loans.
- Related military education/experience may be used as a substitute for education or work experience.
Knowledge & Communication Skills
- Ability to read, write, and speak English sufficiently to comprehend, analyze, and effectively communicate business memorandums, technical procedures, and government regulations.
- Commitment to excellence and high standards. Acute attention to detail.
- Thorough working knowledge of real estate documentation, policies, compliance, and procedures.
- Works with integrity and ethically.

- Self-directed, able to work independently without supervision, and be able to prioritize multiple projects to meet firm deadlines.

Computer/Software/Other Equipment Skills
- Able to comprehend and respond to new software and program upgrades.
- Proficient knowledge of MS Office Suite, including Word, Excel, PowerPoint, and Outlook. Ability to operate standard office equipment such as PC, printer, fax/copier, and telephone.
