Assisted Living Sales Counselor

ESSENTIAL RESPONSIBILITIES (including but not limited to)

• Achieves personal performance goals established by the Sales and Marketing Director by managing sales activity and achieving key performance indicators in order to ensure sales goals are met. Measurements of performance may include, but are not limited to, lead generation, phone calls, appointments, wait list deposits and closings. 

• Ensures “best practices” in sales efforts are used at all times, including, but not limited to, effective use of marketing software, discovery, collaborative problem-solving, and timely response and follow-up to inquiries.

• Works cooperatively with and at the direction of the Sales and Marketing Director to achieve best practices in sales and to reach sales goals. Consults with supervisor on specific matters where clarification, interpretation, or exception to organization policy may be required.

• Performs direct sales function as follows:

• Understands and explains the continuum of current and future programs and services offered at Oakwood Village. Should be able to educate prospective residents, their families and referral sources on the value of Oakwood’s programs and services and communicate benefits.  Should fully understand and be able to accurately communicate the details of all contract options and financial plans for residency.

• Understands, explains, and executes the requirements of the Unit Selection and Deposit Agreement, Continuing Care and Services Agreement, Residency Agreement and related Oakwood residency contracts and paperwork.

• Greets clients pleasantly and professionally, either on the telephone or in person, presenting a positive image for the community.

• Effectively customizes sales presentation to address individual client needs and overcome objections. Must listen actively and gather sufficient personal information from prospective clients to determine the most effective presentation and explanation of community features, costs, benefits, apartment types, floor plans, and availability.

• Obtains all pertinent information for financial and medical qualifications; coordinates with Health & Wellness Director a wellness review and assembles financial data for approval.

• Records in marketing software all data necessary to track prospects from inquiry through closing and move-in. Ensures pertinent information is documented in a timely and accurate manner for all leads, referral sources and sales activities.  Generates and utilizes reports as required to perform and analyze daily sales activities, maximize conversion of leads into sales, and provide insight into referral sources, marketing dollars, and prospect and resident demographics.

• Ensures timely and accurate completion of required documentation and ancillary procedures regarding the sales process.

• Works collaboratively with sales team members to achieve personal goals for all sales activity and generate leads for the community.

• Works collaboratively with sales team members to coordinate prospective residents’ selection of apartment options and custom features.

• Meets with the Sales and Marketing Director on a frequent basis to report and review sales activities, efforts and obstacles toward goals. Makes recommendations for consideration in an effort to improve future sales activities.

• Participates in the execution of special events at Oakwood and in the community that result in leads and sales for the organization.

• Participates in developing and conducting external presentations to community groups and individuals as required.

• Participates in developing and maintaining relationships with referral sources.

• Participates in developing and implementing the Oakwood Village marketing plans.

• Helps to maintain a professional, clean marketing environment at all times.

• Participates in sales training and self-improvement activities

• Maintains professional appearance at all times.

• Maintains confidentiality and respects the rights and dignity of residents.

• Abides by Oakwood Village and Departmental policies, procedures and protocols.

• Follows department safety procedures and policies at all times. Reports any unsafe conditions immediately.

• Attends mandatory in-service and general staff meetings as assigned.

• Adheres to compliance with the appropriate Federal/State regulations that pertain to Oakwood Village.

• Performs other duties and responsibilities as assigned.

ESSENTIAL QUALIFICATIONS

• Reads, analyzes and interprets common scientific and technical journals, financial reports, and legal documents.

• Responds promptly to common inquiries or complaints from customers, regulatory agencies, or members of the business community.

• Effectively presents information to campus leadership, public groups and other groups as defined.

• Calculates figures and amounts such as discounts, interest, commissions, proportions, and percentages.

• Defines problems, collect data, establish facts and draw valid conclusions.

• Interprets an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

• Works in a partnership environment which fosters effective teamwork in reflecting the core values of Oakwood. Work involves contacts with personnel of other departments within the organization as well as with general public, representatives of other organizations, vendors, clients, etc., where considerable discretion, resourcefulness, and persuasiveness is required to achieve desired objectives.

• Exercises immediate guidance, assigns and allocates work, and provides basic training to staff.
