Ocean Land Investments is seeking an experienced Construction Superintendent to join our team as an Owner’s Representative for a prestigious 94-unit luxury condominium development. Ocean Land Investments brings over 30 years of experience with a successful track record of completing more than 30 high-quality projects. Supported by Stiles, our general contractor with over 70 years in the industry, this project has secured financing, and site work is underway. As the primary on-site Owner’s agent, you will play a critical role in ensuring this project meets our high standards for quality, efficiency, and luxury.
Key Responsibilities
- Owner’s Representative Oversight: Serve as the on-site representative of Ownership, overseeing the construction team and maintaining alignment with the project’s vision, quality, budget, and schedule.
- End-to-End Construction Management: Oversee all phases of construction, from initial site preparation through to occupancy and closeout.
- Cross-Functional Leadership: Act as a point of contact between the developer and the General Contractor (Stiles), fostering collaboration and maintaining consistent quality.
- Compliance & Liaison: Work with relevant Authorities Having Jurisdiction to ensure construction conforms to the contract documents and schedules, assisting with the facilitation of inspections and approvals as required to maintain the construction schedule.
- Quality Assurance: Uphold our high standards of craftsmanship and luxury, ensuring rigorous attention to quality and compliance throughout the project.
- Schedule Adherence & Problem Solving: Monitor construction progress against the master schedule and two-week look -ahead schedules, proactively identifying potential delays or issues, and developing solutions. Provide consistent updates and communicate key challenges to Ownership.
- Client Interaction: Engage with purchasers as Ownership may determine, managing interactions from contract signing through punch list completion and unit delivery.
- Direct Reporting: Report daily to the Ownership Team, maintaining transparent and consistent communication to ensure Ownership is fully informed.
Qualifications
- Educational Background: Bachelor’s degree in engineering, architecture, construction management, or a related field, or equivalent experience.
- Industry Experience: Minimum of 10 years in construction, ideally with a focus on luxury, multi-family residential projects.
- Budget and Timeline Management: Proven ability to create, manage, and adhere to construction budgets and timelines.
- Detail-Oriented & Deadline-Driven: Demonstrated commitment to accuracy, timeliness, and high-level detail.
- Problem-Solving Mindset: Adaptable to challenges, with a practical approach to problem-solving that aligns with ownership’s interests.
- Commercial Acumen: Able to make sound decisions balancing quality with commercial considerations and the broader project vision.
- Strong Communication Skills: Excellent verbal and written skills, capable of conveying complex information to diverse stakeholders.
