Responsibilities:
- Perform routine maintenance and repairs on various systems and equipment within the property.
- Conduct inspections to identify maintenance needs and address them promptly.
- Respond to maintenance requests from tenants and resolve issues in a timely manner.
- Maintain accurate records of maintenance activities using a CMMS (Computerized Maintenance Management System).
- Collaborate with property management to ensure compliance with LIHTC (Low-Income Housing Tax Credit) regulations.
- Coordinate with contractors and vendors for specialized repairs or services.
- Assist with property leasing by conducting unit inspections and preparing units for new tenants.
- Handle conflict management situations effectively and professionally.
- Ensure the safety and security of the property by implementing appropriate measures.
Requirements:
- High school diploma or equivalent.
- Proven experience in property maintenance or a related field.
- Knowledge of LIHTC regulations and compliance requirements.
- Familiarity with CMMS software for maintenance tracking.
- Strong problem-solving skills and ability to troubleshoot issues effectively.
- Excellent communication and interpersonal skills for interacting with tenants, contractors, and property management.
- Ability to negotiate contracts and manage vendor relationships.
- Basic knowledge of facilities management principles.
- Proficient in Microsoft Office suite.
