Maintenance Worker

Purpose and Scope

Under the direct supervision of the Maintenance Manager, the position supports the maintenance department by performing maintenance, light janitorial, general cleaning duties and other related tasks for the overall care and maintenance of the parish buildings and grounds. 

Essential Job Functions

· Adheres to safety guidelines and policies established by the Parish and its insurer.

· Assures the Church and surrounding buildings are maintained in a clean, safe, and orderly manner.  Performs basic maintenance and janitorial duties such as mops and vacuums floors and carpeting; cleans and refreshes bathrooms; washes windows; paint and repairs; maintains wood furniture which may require oiling, and other maintenance related duties as assigned.

· Assures grounds are maintained in a clean and safe manner by checking irrigation for leaks and making minor repairs; sweeping walkways, raking, weeding, pruning, removing debris, hosing buildings and fences; keeping surrounding areas of A/C units clean and free of debris; keeps doors, locks, and gates maintained and in good operating condition. Keeps grounds, parking lot and building entries and exits, free of obstructions.  

· Checks and resets lighting timers and thermostats according to season.

· Performs light plumbing, electrical, carpentry, tile work and other minor repair work throughout facilities as needed. 

· Installs, repairs, and assembles furnishings. 

· Move boxes, cartons, heavy items, and responds to other maintenance requests from priests, staff, and volunteers. 

· Takes items to appropriate location for recycling.

· Checks EMS calendar for scheduled parish events. Performs setup and take down duties for parish events which include setting up chairs, tables, signs, and A/V equipment. Cleans up minor spills and takes out trash.  

· Checks and secures buildings and locks, arms, and disarms as needed. Reports trouble issues to Security Company and to the Facilities Manager. 

· Orders needed parts, supplies, tools and equipment and maintains inventory. 

· Assists the Facilities Manager with tagging, taking photos, tracking, and entering OLJ assets in inventory database.

· On an annual basis, reviews and updates maintenance checklists, floor plans, evaluation plans, setup instructions, and other diagrams if necessary. Posts updates in appropriate buildings if required. 

· As a member of the maintenance team, keeps work space, workshop, and inventory area neat, clean and stocked. Contributes and works with the team to implement changes and new ideas.

· Utilizing the Best Lock Keying System, issues, tracks, and maintains keys and log of authorized users for all buildings.

· Maintains and demonstrates a cooperative attitude and effective working relationship with all departments, church groups, employees, volunteers and parishioners.

Requirements

Knowledge, Skills and Abilities Required

· Ability to safely operate gas and electric powered equipment used in maintenance and landscaping.

· Ability to safely operate power tools that may be required to make routine, light maintenance repairs.

· Knowledge of general preventative maintenance requirements.

· Must be able to perform strenuous tasks and must be able to lift up to 50 pounds.

· Ability to lift, move and use ladders, lifts, scaffolds and other related equipment.

· Knowledge of hazards and safety methods related to maintenance and custodial operations.

· Ability to set priorities and organize work effectively.

· Ability to maintain confidentiality.

Minimum Qualifications

· Background in maintenance of grounds, buildings, parking lot or related profession. 

· Three years of work experience in minor repair work in carpentry, painting, electrical and plumbing.

· Successful work experience implementing a comprehensive cleaning plan for a facility, including sweeping, dusting, washing, waxing.
