POSITION SUMMARY:
The Maintenance Technician is responsible for the general condition of the property with regards to all aspects of electrical, carpentry, plumbing, mechanical, and painting. Additional functions include completing maintenance request work orders in a timely basis and participating in the preventive maintenance program for all building equipment and rooms. This position is eligible for a $500 sign-on bonus after 90 days of hire.
ESSENTIAL FUNCTIONS:
- Maintain general maintenance of the exterior and interior of the property building
- Complete work orders in a timely manner including on-call requests
- Demonstrate the ability to resolve maintenance issues to prevent a recurrence
- Maintain inventory to ensure materials, supplies, and equipment are available on-site
- Inspect and test machinery and maintenance equipment
- Maintain a clean and safe environment; report unsafe conditions to the supervisor and recommend corrective action
- Partner with external vendors, contractors and other maintenance team members on special projects
- Comply with all HRI Properties policies and procedures
- Perform other duties as assigned
POSITION REQUIREMENTS:
- High school diploma, GED or trade school certification
- HVAC certification, preferred
- Minimum of two years related work experience
- Residential/apartment maintenance experience, plus
- Required to respond to on-call maintenance requests after office hours
- Must be able to lift, push or pull 50 pounds variable distances often
- Possess mobility, and flexibility to use ladders and to access and work in confined spaces, or at heights above eight to nine feet
- General residential maintenance skills required are A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation and finishing
