Position Overview:
We are looking for a dedicated, highly organized Assistant Property Manager to join our team. The role covers leasing, resident relations, operational support, and close coordination with the maintenance team. Strong AppFolio skills, attention to detail, and a service‑oriented mindset are essential.
Key Responsibilities:
Leasing & Tenant Relations
- Conduct property tours and convert phone / internet leads into leases.
- Ensure impeccable curb appeal—leasing office, tour paths, model, vacant units, and amenities.
- Maintain thorough knowledge of the property and competitors; complete monthly market surveys and visit competitors twice a year.
- Assist with tenant‑retention initiatives and help plan community events that foster engagement and renewals.
Operational Support
- Support the Property Manager with daily operations, administrative tasks, and team coordination.
- Coordinate maintenance work orders and vendor scheduling with the Maintenance Supervisor.
- Perform regular unit and property inspections; post notices and enforce lease terms.
Data & System Management
- Use AppFolio to manage leases, tenant data entry, payment posting, work orders, and report generation.
- Prepare accurate leasing files, applications, move‑in / move‑out packets, renewals, and related documents.
Financial & Reporting
- Assist with bi‑weekly and monthly financial reporting.
- Manage rent collection: timely posting, legal notices, resident follow‑up, and file escalation to legal counsel (by the 15th each month when necessary).
· Review lease renewal status weekly with the Property Manager, focusing on leases expiring within the next 90 days, renewal activity, pending renewals, and move-out notices.
Compliance & Quality Assurance
- Ensure compliance with Fair Housing regulations, Florida property laws, and company policies.
- Audit and track renters‑insurance compliance for all residents.
Qualifications:
- Associate’s degree required; Bachelor’s degree is a plus.
- Minimum 2 years of experience in property management, assistant property management, or leasing strongly preferred.
- Proficiency in AppFolio property management software required.
- Proficiency in Microsoft Office (Word, Excel).
- Working knowledge of Fair Housing and Florida property laws.
- Bilingual English / Spanish strongly preferred.
- Excellent interpersonal, communication, customer‑service, and conflict‑resolution skills.
- Strong organizational and multitasking abilities; able to manage priorities independently.
- Professional, positive, and proactive attitude.
- Valid driver’s license required.
