What are the responsibilities and job description for the Maintenance Coordinator II position at PLEASANT VIEW INC?

** Education & Experience: High School Diploma in addition to five years of experience, journeymen’s license, or an applicable technical degree.

** Essential Functions include but are not limited to:

· Effective English-written and verbal communication skills.

· Proficiency in MS Word (word-processing) and typing, MS Excel.

· Ability to attend and pass required trainings.

· Must have knowledge of carpentry, painting, electrical, appliance repair, plumbing, refrigeration, guttering, fire/safety inspection, heating/cooling, roofing, general repairs, and car maintenance.

· Must have knowledge and understand OSHA requirements.

· Ability to work independently and under supervision of Director of Administrative Services.

· Ability to access all programs, areas of the facility, adjacent outside property, and vendors in a safe and timely manner.

· Ability to push, pull, bend, reach, walk, stand for extended periods of time, and climb stairs, lift, and stoop.

· Ability to stay awake for duration of shift.

· Ability to consistently come to work and have good attendance.

· Ability to work varied hours to agency needs.

· Ability to work more than 40 hours per week.

· Ability to be cover and respond to facility/vehicle emergencies

· Possession of a current, valid driver’s license for at least three (3) years with an acceptable driving record.

· Ability to adhere to all safety rules, policies, and guidelines.

· Ability to become familiar with and uphold the philosophies, goals, and policies of Pleasant View, Inc. including demonstrated knowledge of HCBS.

DUTIES:

** Facility Maintenance

1. Assure that agency meets all applicable standards of care as defined by federal and state regulations as well as all others applicable to maintenance procedures (OSHA, Medicaid Title XIX, Medicaid Waiver, CARF, and VHDA). Report violations to the Director of Administrative Services.

2. Protect confidentiality and rights of individuals at all times; reporting any concerns in these areas to the Program Director or Social Worker.

3. Respond and perform maintenance requests either by email or telephone in a timely manner.

** Vehicle Maintenance

1. Coordinate the maintenance and repair for all Pleasant View, Inc. vehicles.

2. Coordinate annual inspections of vehicles, lifts, ramps, tie-downs, and vehicle fire extinguishers.

3. Track and coordinate preventative maintenance by viewing annual inspection reports, Monthly Vehicle Checklists, Monthly Mileage and Trip Summaries, and Daily Pre-Trip Vehicle Checklists.

4. Report to the Director of Administrative services that re-call work was completed by the appropriate vendor for DRPT.

5. Work with the Director of Administrative Services to coordinate lease vehicle contracts.

6. Work with the Development Director to coordinate grant vehicle care.

** Grounds/Landscaping

1. Oversee and coordinate the landscaping maintenance of Pleasant View, Inc.’s sites.

2. Landscaping maintenance includes mowing, tree and shrubbery trimming, mulching, snow removal, ice removal, painting, parking lots, signage, and general upkeep of all outside areas.

** Administrative Duties

1. Serve as liaison between the team and Director of Administrative Services in administrative or programmatic matters which affect the team or the program. Assure efficient system for all messages reaching the entire team.

2. Support Pleasant View Inc.’s policies and procedures. Following the proper channels of communication and command.

3. Ensure the program facility, vehicles, and the contents of both are safe, clean and neat, and properly cared for at all times. Report any safety concerns to the Director of Administrative Services.

4. Attend committee meetings which include the Health and Safety Committee, and Risk Management Committee.

5. Coordinate purchases, payments for those purchases and receipts.

6. Maintain a number of contractual relationships with vendors that are negotiated and renewed. This includes consultant, maintenance contracts, fire inspections, boiler inspection and et cetera.

7. Conduct new hire and re-certification safety training.

** Other Responsibilities:

1. Participate with fundraising and other public relations events on behalf of the agency.

Perform other duties as assigned.

The payrate starts at $20.00 per hour and is negotiable.
