Position Summary

Directs and executes administration of the real estate portfolio in the areas including, but not limited to, planning, negotiations, title abstracting and evaluation, acquisitions and sales, appraisal review, property management, facilities management and analysis, financial structuring, financial analysis, leasing of multiple property types and real estate land and warehouse development.

Key Responsibilities/Duties

  • Direct and manage staff, including delegating and monitoring work assignments, conducting performance evaluations and handling employee relations
  • Originate, draft, edit, and read the literal word for word language of port related real estate lease agreements, development agreements, construction contracts, Request for Proposals, financial reports, financial analysis, Memorandums of Understanding, licenses, Rights of Entry, Option Agreements, Title Reports, historical abstract documents, design and mechanical, electrical and plumbing plans and emails, etc. and provide verbal and written responses to staff, external stakeholders and presentations to Port Commission
  • Prepare master real estate development plan by terminal; identify developable land opportunities, highest and best land uses and infrastructure requirements to facilitate effective marketing to potential tenants and developers
  • Write and edit various real estate documents, licenses, development agreements etc. which require an in-depth knowledge of real estate law, land development practices while possessing good communication skills in negotiating and explaining complex transactions and representing Port Houston with outside stakeholders and speaking engagements
  • Develop and implement management policy for all Port Houston real estate, including lease policy, standard terms, environmental and other compliance requirements and required development standards
  • Meet, negotiate (and plan for negotiations) deals and financial structuring multi-million-dollar lease transactions and purchase and sale agreements with external parties and stakeholders
  • Monitor all Port Houston leased property to ensure tenant and developer operations are in conformance with lease and agreement terms; meet all applicable environmental and other codes and regulations
  • Maintain effective communications with all tenants and developers to ensure productive working relationships
  • Maintain effective relationships with local and regional commercial real estate brokerages to conform with current commercial real estate practices, standards, rates and terms, as appropriate
  • Coordinate with Infrastructure division staff concerning capital improvements requirements to support real estate development projects and transactions
  • Analyze monthly, quarterly and annual financial performance and monitor and maintain budget
  • Participate as a member of the Port Houston senior management team, to include leadership of initiatives to support achievement of the Port Houston Strategic Plan, development of assigned staff, and promotion of a positive organizational culture
  • Act in accordance with Port Houston core values (respect, excellence, accountability, diligence, and you)
  • Perform other duties as required

Education/Experience

  • Bachelor’s degree in business administration, Real Estate, or related field from an accredited public or private institution required
  • Master’s degree preferred
  • 7 years of related corporate real estate or previous port real estate experience required
  • Previous supervisory experience required
  • Texas State Real Estate Broker’s License required
  • Senior Right of Way (SRWA) Certification preferred
  • National Association for Land Title Examiners and Abstractors member preferred
