ASSISTANT FACILITIES MANAGER
Restroom and Landscaper Director
This is a year-round position working for a family-owned campground in Old Orchard Beach, Maine! We are a high-end resort campground who strives to give memorable vacations to families from the months of May to October. You would be joining a small year-round team who works hard to keep the business flowing throughout the winter months, prepping for all the fun for the next season. We’re looking for someone who is team oriented, interested in personal growth and the growth of others, has good customer service skills, and is interested to be a part of and grow with a small, family-owned business.
Work Monday to Friday, 8am to 4pm from mid-October to early-May. Then rev up with us for the summer months from early-May to mid-October! This is your chance to work with a fun, energetic team who is always looking to do and be better.

MAJOR OPERATIONS JOB DUTIES
· Direct manager of landscaper team member. In charge of scheduling and approving payroll for landscaper team member.
· Assists in hiring, scheduling, and approving of payroll hours for all facilities team members.
· Oversees and quality checks all landscaping features around the park, ensuring all landscaping is up to standards and has been watered properly.
· Oversees orders and deliveries for all general restroom and landscaping supplies. Ensures everything is always stocked with extras, and orders when supplies are low enough. Informs Head Facilities Manager of anything additional or out of the usual that is needed to be ordered for restroom, landscaping, or any other general facilities items. Receives approval before ordering items.
· Assists in maintaining the facilities credit card log for any facilities, restroom, and landscaping items.
· Assists in creating, adjusting, and quality checking all facilities Standard Operating Policies and Procedures (SOPs).
· Assists in covering MOD shifts during the spring, summer, and fall season.
· Assists in a rotating ‘in-season on-call’ schedule beginning our first day and ending our last day of the season. This pertains to any facilities related issues which may arise anytime during the season when on call. This will have a weekly on-call stipend.
· Assists in a rotating ‘off-season on-call’ schedule beginning with the first snowfall and ending with the last. This pertains to coming and plowing the campground and shoveling the walkways when on call. This will be an hourly stipend.
· Assists in managing equipment maintenance and may conduct routine services to ensure equipment is up to par.
· Assists with all seasonal items, including but not limited to work orders, construction approval forms, inquiries about grounds related items, etc.
· Reports all issues to Head Facilities Manager. This may include staffing, supplies, building concerns, etc.
MAJOR COLLABORATION JOB DUTIES
· Collaborates with management team regarding facilities ideas, adjustments, and improvements.
· Collaborates with management team regarding general campground ideas, policies, and procedures and openly receives feedback and criticism.
· Collaborates with Head Security regarding safety issues and training.
· Collaborates with HR Director regarding company training and HR onboarding/issues.
· Collaborates with the Head Facilities Manager regarding in- and off- season projects and planning.
GENERAL FACILITIES LEADERSHIP DUTIES
- Maintains all vehicles and equipment, facilities, and campground infrastructure.
- Understands infrastructure and the potential problems we may have with electricity, water, swimming pools, sewer, and others; and is prepared to fix or facilitate resolution to those issues as they arise.
- Addresses and resolves employee reports of broken equipment and/or safety concerns, for all departments, as needed.
- Involved in extensive maintenance projects and grounds preparations in the spring (opening) and fall (closing) seasons.
MANAGERIAL DUTIES, RESPONSIBILITIES, AND COMPETENCIES: Anyone apart of the Powder Horn Management and Leadership team is expected to demonstrate a multitude of qualities amongst their own and other teams. These qualities may include promoting a positive and productive environment; planning, assigning, and directing workflow for staff in several departments; collaborates with other departments and managers daily for smooth operations; uses and utilizes multiple software for daily functions; learning deeply the ins and outs of PHFCR; etc. Our team members are also expected to have good customer service etiquette, communication skills, interpersonal skills, and teamwork abilities.
HOURS AND SCHEDULE: Will vary throughout the year, depending on the needs of the business. All schedules and schedule changes must be approved by your scheduling manager. The assistant management position works mostly nights during the summer season. All holidays, weekends, and nights availability are required from May to October. It is understood that this position is unique in that it is for a family owned, small business that operates within the confines of a short tourism season. As a result, time requirements and demands on management members vary throughout the year.
The typical schedule for this position is Monday to Friday from 8am to 4pm during our off season. This is when we do not have any guests in the campground – typically from mid-October to early-May. Once the season begins, the schedule will vary per the business needs. This means being able to be flexible from early-May to mid-October; being able to work weekends, nights, holidays, and 10-hour days. There will be overtime in the summer as needed. With this being a seasonal business, the summer schedule will not always be the same each week (although we try our hardest for that!).
Benefits of the schedule is we typically will have half a week during Thanksgiving off and then a week and a half during the holiday season before the new year! Also flexible during the off-season months for personal priorities.
PHYSICAL REQUIREMENTS: There is some lifting and moving involved in this position. The employee must be able to lift at least 50 pounds. The employee must be able to walk through the campground several times during the shift, as golf carts are not always used. Some bending and stretching are required to complete various tasks.
