Affordable Housing Community Manager

Description:

Oversee multifamily property management operations and provide exceptional operational leadership. Qualified candidates must have experience in managing multifamily assets, in-depth knowledge of Section 8 and OHFA and in supervising effective on-site teams. The primary responsibility is to oversee all operational aspects of the property, including the overall financial and physical operations. The Community Manager will lead the on-site team in day-to-day duties and interact with vendors and residents on a daily basis.

Responsibilities:

The chief responsibility of the Community Manager is to build a strong, highly effective team at his/her property.

Leadership/Personnel

  • Provide Leasing Agents with direction to achieve financial performance goals; actively maintains budgetary control and restraint.
  • Assess training needs of community employees. (Maintenance seminars, National Apartments Association Training, Fair Housing Seminars, etc…)
  • Maintain active relationships within the muti-family community in your area. Attend luncheons, training classes, and award ceremonies.
  • Analyze and evaluate personnel needs, including management, leasing and maintenance personnel.
  • Assure continuing education of staff through seminars, meetings, e-learning and training programs.
  • Resolving employee issues concerning performance evaluations, or employee disciplinary actions.

Property Management

  • Enforce company policies and procedures for all aspects of office operations.
  • Audit the rent rolls for the property on an ongoing daily basis. The properties rent roll should be completely accurate at any and every given moment to ensure complete accuracy.
  • Provide direction on all resident issues; mediate resident complaints if needed. Assess physical condition of the property, make recommendations for capital needs to Regional Maintenance Supervisor.
  • Work closely with Regional Property Manager to evaluate and analyze community’s performance from an operational and financial perspective.
  • Create and implement marketing and promotional programs in order to attract qualified prospective residents.
  • Train his/her team on providing outstanding leasing and maintenance service.
  • Personally inspect each make ready to ensure quality control. Every unit should be walked by the Property Manager before leasing.
  • Monitor move-out procedures, including status and make-ready boards to assure apartments are being made ready within the company guidelines.
  • Evaluate the condition of the landscape/curb appeal and develop a plan for maintaining outstanding curb appeal.
  • Evaluate and audit work order turn around; time taken to complete work orders; call back all tenants on completed work orders to ensure quality of work and tenant satisfaction.
  • Quarterly receive new bids for contract work at the property including appliances, carpet cleaning/repair, new carpet, plumbing, etc...

Financial

  • Work with Regional Manager to prepare annual budget for the property.
  • Manage apartment rental rates for new and renewing residents.
  • Meet company benchmarks for occupancy and collections.
  • Provide the Regional Property Manager with a weekly delinquency/occupancy report explaining the current condition of the property.
  • Ensure timely and accurate submission of property reports.
  • Train Community staff in sound fiscal management and fiscal responsibility.

Compliance

  • Monitor policies for compliance with Fair Housing laws and all other applicable rules and regulations.
  • Train employees to provide complete and accurate documentation of all operational and financial performance requirements.
  • Audit the daily activities of employee to ensure compliance with the operations manual and the safety manuals.

Requirements:

  • Strong commitment to company fundamentals and values.
  • BA/BS degree in business administration, real estate or related fields preferred
  • Solid skills and experience with training, mentoring and motivating site managers and staff.
  • Solid track record of successful financial property performance.
  • Three years experience of multi-site management to complement 2 or more years experience as a Property Manager in a multi-family environment
  • Able to respond to 24/7 emergency calls as needed (sometimes requiring travel to a property with short notice).
  • Must possess strong Excel and general computer skills. Property Management specific software experience of some kind required e.g., AppFolio, Yardi, Realpage, Ops Technology, Lead2Lease, Yieldstar, etc..
  • Strong, positive, motivational leadership style in managing multiple teams to success.
  • Must possess extremely strong communications skills; both written and verbal.
  • Must have high sense of urgency in completing all tasks, while maintaining a strong attention to detail.
  • Must be performance and metrics driven
  • Ability to perform in a busy, changing, multi-tasking work environment

Job Type: Full-time

Pay: $45,000.00 - $65,000.00 per year
