PRG Real Estate is looking for a multifamily Property Manager with experience in Yardi to join our team in Chester. As our new Property Manager, you’ll be responsible for the strategic direction, execution, and oversight of all community operations including the annual business plan (budget), management, marketing and maintenance programs, IT operations, policies and procedures, and human resources functions to achieve maximum profitability and goals consistent with operational objectives.

Essential Property Manager Job Functions

  • Hires, trains, motivates, supervises, and terminates as needed, all on-site staff in order to achieve the operational goals of the assigned community
  • Prepares annual business plan and short-term and long-range plan in accordance with company policy and procedure consistent with the overall profit and growth objectives of the property
  • Develops, implements, and monitors creative marketing programs to maximize the benefits of newspaper advertising, realtor and corporate contacts, and resident referrals
  • Performs all duties associated with accounting and rent collections, taking corrective and/or legal action as required
  • Maintains records and submits reports as required on all aspects of management activity on a daily, weekly, and monthly basis
  • Monitors all maintenance activities ensuring that buildings and grounds, public areas, roads and parking areas, recreational facilities, and laundry rooms are all maintained in accordance with policy and procedure
  • Reviews Unit Availability Report daily to analyze vacancies and establish marketing agendas
  • Coordinates with maintenance and make-ready staff to ensure timely recondition of apartments after move-out
  • Ensures that lease files are complete and that lease paperwork is being executed properly
  • Establishes and maintains resident relations programs, policies, and procedures to maintain resident communications and optimize customer satisfaction
  • Reviews all notices to vacate or termination report to analyze the cause of the move-outs. Periodic inspection with residents of move-in/move-outs.
  • Follows and tracks relevant local governmental issues affecting property operation such as public hearings and reports same to Regionals

Knowledge, Skills, and Abilities

  • Ability to lead teams to a performance level that exceeds expectations
  • Minimum of 1-2 years of direct property management experience required; multifamily preferred
  • Two years of direct supervisory experience in property management required
  • Ability to maintain high ethical standards
  • Ability to problem-solve and identify/implement process improvements
  • Ability to communicate effectively both in writing and verbally in order to communicate issues, problems, ideas, concerns, and information on work progress
  • Organizational skills to enable effective management of multiple, shifting priorities
  • Ability to perform in a busy, changing, multi-tasking work environment
  • Ability to pay close attention to detail and adhere to strict deadlines
  • Proficient in Microsoft Office applications, Yardi experience strongly preferred
  • Ability to work overtime, evenings, weekends, or holidays as necessary
  • Valid driver’s license required
  • Bachelor’s degree or equivalent experience preferred, Associates degree required
