Job Summary The Assistant Project Manager will be responsible for providing daily support to the real estate development department on development project applications, administration, predesign/feasibility analysis, planning and permitting, financing/budget management, and construction management.
Essential Duties and Responsibilities Project Administration: Tracking and updating project schedules, budgets and financial reporting. Preparing funding applications and grant applications. Issuing request for proposals (RFP) and managing contracts. Obtain vendor and consulting quotes and related tasks. Coordinating meetings, attend meetings, and prepare/distribute meeting minutes. Research issues related to required permits and follow through with requirements. Preparing for financial closings, including analyzing title issues, reviewing title reports assisting in preparing settlement statements, assisting in any property tax issues, coordination with outside counsel. Assist with construction contract deliverables, tracking status, and resolving problems. Assist with building turn-over and project close out. Conduct certified payroll interviews and manage compliance, including tracking, entering data, follow-up and conducting employee interviews. Prepare required submissions to project funders and with compliance monitoring. Minimum Qualifications: B.A. or B.S. degree. Strong excel and computer skills required. Paralegal or lawfirm experience and/or familiarity with title reports and settlement statements. Minimum of 5 years of experience (or masters degree and 4 years). Intermediate/Advanced Excel. Ability to work collaboratively with public agencies, funders, design professionals, accounting department, other Project HOME staff and members of the community. Must be extremely organized, detailed, and an independent worker & thinker. Must be flexible and routinely able to assist with critical deadlines. Must have excellent verbal and written communication skills. Experience working in low and moderate income and urban communities.Project HOME is an Equal Opportunity Employer.
