Job Description
The HVAC PM Technician is responsible for assisting in the preventative maintenance of all Pūlama Lāna‘i HVAC units, Split AC Units, Mini Split AC units, Refrigeration Units etc. Periodically assists the Facilities Technician with assuring that maintenance and repairs progress and are completed in a timely, cost-efficient manner with minimal liability and exceptional customer service to the Tenant or Client. This is a position that will allow for hands on, on the job training, where the HVAC-R PM Technician is expected to be actively involved in working with tools of the trade, while assisting the Facilities Technician with HVAC and Refrigeration maintenance and repairs.
Compensation
$22-$25 per hour (non-exempt)

Essential Duties
- Responsible for HVAC-R preventative maintenance and assisted minor repairs including: HVAC equipment, refrigeration equipment, air handlers, pumps, motors, and water treatment to all related equipment.
- Responsible for assistance with electrical repairs that pertain to HVAC-R preventative maintenance and repairs including: Control wiring, receptacle replacement, power checks, component replacement etc.
- Responsible for assisting with plumbing repairs that pertain to HVAC-R preventative maintenance and repairs including: Drain lines, P-traps, refrigerant lines etc.
- Assists the Facilities Technician in periodic structural inspections and evaluations of property facilities HVAC-R equipment.
- Helps facilitate the definition of project scope, goals, and deliverables.
- Assists in tracking HVAC-R maintenance logs using appropriate tools.
- Responsible for quality assurance.
- Monitors and reports on progress of maintenance and periodically provides follow ups for the Leasing Department to call the tenant/customer with any updates.
- Assist the Facilities Technician to presents reports defining repairs, materials or parts that may need to be ordered, problems, and solutions.
- Assist the Facilities Technician to disassemble appliances to diagnose and repair.
- Assists the Facilities Technician when referring to schematic drawings, product manuals, and troubleshooting guides in order to diagnose and repair problems.
- Assist the Facilities Technician when replacing worn and defective parts such as switches, bearings, transmissions, belts, gears, circuit boards, or defective wiring.
- Assists the Facilities Technician to maintain, services and repair domestic electrical and/or gas appliances such as clothes washers or dryers, refrigerators, stoves, vent hoods, etc.
- Instructs customers regarding operation and care of appliances and provides information on proper use.
- Maintains stocks of parts used in on-site maintenance, and repair of HVAC-R equipment and appliances.
- Performs other duties as assigned.
QUALIFICATIONS
- Experience in building maintenance, which includes HVAC, carpentry, plumbing, electrical, etc., preferred.
- Ability to recognize potentially dangerous or hazardous conditions and notify supervisors.
- Must be able to work independently and as part of a team.
- Must be proficient in Outlook, Word, and Excel.
- Requires excellent written and verbal communication and organizational skills.
- Requires relating to employees, vendors, customers, tenants, and others in a friendly and professional manner.
- Requires working to the established procedures and maintaining reliable work attendance.
- Must demonstrate good personal control and judgment under normal and stressful conditions.
- Must be able to be on-call and participate in 24-hour radio/pager rotations.
- Must be able to work flexible shifts of mornings and evenings, along with weekends and holidays as needed.
- Valid Hawaii Driver’s License and successful review of Motor Vehicle Record
- While performing the duties of this job, the employee is regularly required to stand, sit, talk, and hear.
- The employee is required to stand; walk; use hands, fingers, to be able to handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
- The employee must regularly lift and/or move up to 50 pounds and occasionally lift and/or move up to 75 pounds.
- Must be able to work in extreme weather conditions and in an environment where dust and other airborne particles are present.
- Specific vision abilities required by this job include close vision, distant vision, and color vision.
